THIS PAYMENT GUARANTY AGREEMENT (this “Guaranty”) is made as of the 2nd day of November, 2020, by KBS REIT PROPERTIES III, LLC, a Delaware limited liability company (“Guarantor”), to and for the benefit of U.S. BANK NATIONAL ASSOCIATION, a national banking association, as administrative agent (“Administrative Agent”), for itself as a “Lender” and the other “Lenders” under the Loan Agreement (referred to below).

In consideration for entering into the above-‐described Lease, I guarantee the prompt payment of all sums due from the above Tenant under that Lease and under any renewal or extension of such Lease. I understand that you can extend the terms of payment or change the terms of the Lease without notice to me and without affecting my duty to make payment under this Guaranty. You may proceed against me without proceeding first against the Tenant or anyone else. I hereby waive all demand, presentment, protest and notice of dishonor.
