referred to as the (Broker) and grants Broker the exclusive right to work with and assist Buyer to locate and/or negotiate a purchase, exchange, option, lease or other equity interest in a suitable business or real property. This Agreement ends at 12:00 PM (midnight) on , or if the foregoing space remains blank the term shall be three hundred sixty-five (365) days from the effective date of this agreement and this agreement may be extended by mutual consent of the parties. If Buyer enters into an Agreement to acquire a business or real property that is pending as of the date of termination, this agreement will continue until such transaction has closed or is Terminated by mutual consent of the parties.
