LESSEE has made a deposit of $9,000.00 to be held by LESSOR as security and this may be applied as liquidated damages for any physical damage, destruction or loss to the LESSOR caused by the action or negligence on the part of the LESSEE. LESSEE shall be liable for any damages, destruction or loss in excess of $2,000.00 and shall promptly pay the excess amount to LESSOR upon demand. Should there be no loss, destruction or damage, deposit shall be returned to LESSEE at the end of the lease or when the lease is terminated.
