Landlord, at its sole cost and expense (except as otherwise expressly provided in this Lease or as may otherwise be expressly agreed in writing between Landlord and Tenant at any time hereafter) will undertake and diligently complete, subject to delays for causes beyond its reasonable control, (a) the construction of interior improvements to the wash bay; and (b) the construction of other exterior improvements (driveway, road access, etc.…), all in accordance with the approved plans and specifications (as defined below and as modified from time to time in accordance with this Exhibit “D”). Such work described in the preceding sentence (the "Landlord’s Work") will be performed in a neat and workmanlike manner and will conform to all applicable governmental codes, laws and regulations in force at the time such work is completed, and will not be deemed to be substantially complete until a certificate of occupancy (or its equivalent) has been issued for the wash bay by the appropriate gove
