Common use of Violation of Lease Terms Clause in Contracts

Violation of Lease Terms. A Default by Tenant shall exist if Tenant breaches or fails to comply with any agreement, term, covenant or condition in this Lease applicable to Tenant, and such breach or failure to comply continues for a period of 20 days after notice thereof by Landlord to Tenant, or, if such breach or failure to comply cannot be reasonably cured within such 20 day period, if Tenant shall not in good faith commence to cure such breach or failure to comply within such 20 day period or shall not diligently proceed therewith to completion.

Violation of Lease Terms. A Default by Tenant shall exist if Tenant breaches or fails to comply with any non-monetary agreement, term, covenant or condition in this Lease applicable to Tenant, and Tenant does not cure such breach or failure to comply continues for a period of 20 within twenty (20) days after notice thereof by Landlord to Tenant, or, if such breach or failure to comply cannot be reasonably cured within such 20 20-day period, if Tenant shall not in good faith commence to cure such breach or failure to comply within such 20 20-day period or shall not diligently proceed therewith to completioncompletion within sixty (60) days following such notice.

A Default by Tenant shall exist if Tenant breaches or fails to comply with any agreement, term, covenant or condition in this Lease applicable to Tenant, and Tenant does not cure such breach or failure to comply continues for a period of 20 within 15 business days after written notice thereof by Landlord to Tenant, or, if such breach or failure to comply cannot be reasonably cured within such 20 15-day period, if Tenant shall not in good faith commence to cure such breach or failure to comply within such 20 15-day period or shall not diligently proceed therewith to completioncompletion within 60 days following the occurrence of the breach or failure.
