Utilities Deposit. 2.2.1. The Tenant shall on or before the Commencement Date, pay to the Landlord a sum in the amount specified in Section 3 Part One of the Third Schedule hereto hereinafter referred to as the "Utilities Deposit") as a deposit for the Tenant's covenant herein to pay all charges for electricity and water supplied to the Demised Premises. All utility services and the downpayment deposits for utility services payable to the appropriate authorities for the connection of electricity, water supply and other utilities to the Demised Premises shall be applied for by the Tenant and paid for directly by the Tenant to the appropriate authorities.
2.2.2. Upon the expiration or sooner determination of the tenancy :-
(a) if any charges for utility services including electricity and/or water supplied to the Demised Premises shall not have been paid by the Tenant, the Landlord may deduct from the Utilities Deposit such sum as shall be due to the appropriate authority or person(s) for such utility services, electricity and/or water supply and remaining unpaid by the Tenant; and
(b) subject to the foregoing provisions, the Utilities Deposit (or as the case may be, the balance thereof) shall be refunded by the Landlord to the Tenant, free of interest.

Utilities Deposit. 3.4.1 Upon execution of this Agreement and prior to occupation of the Demised Premises the Tenant shall pay to the Landlord the Utilities Deposit of the amount set out in Section 6(b) of Schedule A hereto as security for the due and punctual settlement of bills and invoices for electricity supply, telephone, water, conservancy, sewerage (including Indah Water payments) and other public utilities (if any),which Utilities Deposit may be increased at any time and from time to time at the discretion of the Landlord.
3.4.2 The Utilities Deposit shall be maintained in the amount stipulated in Section 6(b) of Schedule A or such increased amount as may be stipulated by the Landlord at any time and from time to time and the Tenant shall not be entitled to treat the Utilities Deposit as payment of utilities bills or invoices or set-off the Utilities Deposit against any bills or invoices for utilities or other payments due or payable to the Landlord by the Tenant.
Utilities Deposit. 1. The Lessee shall, three months’ after the Lease Commencement Date, also pay to and keep deposited with the Lessee, during the term of the lease, an amount equivalent to 2 (Two) month’s charges for utilities consumed in the Premises (“Initial Utilities Deposit”), which shall be computed based on the average charges for utilities consumed during the first three months’ of the lease.
2. On the completion of 12 (Twelve) months from the Lease Commencement Date, the charges for utilities consumed in the Premises during the aforesaid 12 (Twelve) month period will be reviewed and the maximum monthly charges for utilities consumed during such period will be recorded. The Initial Utilities Deposit shall, thereupon, be revised to an amount equivalent to twice the maximum amount so recorded (“Revised Utilities Deposit”).
3. In case the Revised Utilities Deposit is more than the Initial Utilities Deposit the Lessee shall,
Utilities Deposit. 6.2.1 In addition to the Security Deposit payable under Clause 6.1, the Tenant shall also pay to the Landlord the Utilities Deposit in the sum and at the time as stated in Section 10(b) of the First Schedule as deposit for the supply of water, electricity and any other utilities to the Demised Premises.
