Tenant shall promptly pay for all public or private utilities separately metered and rendered or furnished to the Premises during the term hereof, including telephone, electricity, heat, air conditioning, water, gas, etc., and shall bear all other expenses in connection with the operation of Tenant’s business on the Premises.
