Unit Leases Sample Clauses

The 'Unit Leases' clause defines the terms and conditions under which individual units within a property are leased to tenants. Unit Leases a. No Unit shall be leased or occupied without a lease. Each Unit shall have only one lease at any one time. Each lease shall include a clear reference to this Deed Restriction and a brief summary of this Deed Restriction, including the remedies upon a violation or breach of this Deed Restriction. b. Nothing herein shall prevent the Owner from terminating the lease of a Qualified Household, or taking any other legal action against the Qualified Household based upon any tenant's breach of the terms of the lease; provided that if a tenant misrepresents their status as a Qualified Resident, Owner shall terminate the lease in addition to any other available remedies.
Unit Leases. Except for Unit Leases listed on Exhibit C, Seller is not a party to or bound by any Unit Lease. Except as disclosed on Exhibit C, each Unit Lease listed thereon is a valid and binding obligation of Seller and the tenant thereunder. Except as disclosed in Schedule 5.18, Seller has not received any written notice of default or notice of the intention of any party to any such Unit Lease to terminate such Unit Lease. Complete and correct copies of all Unit Leases referred to in Exhibit C, together with all modifications and amendments thereto, have been delivered to Purchaser. Attached to Exhibit C is a true and complete list of the Unit Leases and a true and correct copy of the current standard form of Unit Leases. There are no material undisclosed amendments or agreements to such Unit Leases, nor any special rates, services or concessions promised to any resident of the Facility except as disclosed in the Unit Leases and the rent rolls attached hereto. The Unit Leases comply in all material respects with all applicable municipal, county, state and federal laws, regulations, ordinances and orders and with all applicable municipal health and building laws.
Unit Leases. The representations and warranties on Schedule 7 to this Agreement are true and correct as to each Unit Lease in all material respects.
Unit Leases. The leases for the Rental Units must comply with the PACT Principles and the HUD Requirements, as applicable, including, but not limited to, the right to a grievance hearing in accordance with a procedure approved by the Authority, and the Grievance Procedures. Any change to the form of unit lease, as approved by the Authority and attached hereto as Exhibit C, must be approved in writing by the Authority, which approval shall not be unreasonably withheld, conditioned or delayed and, if required, by HUD prior to implementation.
