Common use of Trade Fixtures and Personal Property Clause in Contracts

Trade Fixtures and Personal Property. Tenant also shall remove Tenant's furniture, machinery, safes, trade fixtures and other items of movable personal property of every kind and description from the Premises and restore any damage to the Premises caused thereby, such removal and restoration to be performed prior to the end of the Term or within ten (10) days following termination of this Lease or Tenant's right of possession, whichever is earlier. If Tenant fails to remove such items, Landlord may do so and thereupon the provisions of Section 16.06 shall apply and Tenant shall pay to Landlord upon demand the cost of removal and of restoring the Premises.

If Tenant fails to remove such items, Landlord may do so and thereupon the provisions of Section 16.06 Article 18.6 shall apply apply, and Tenant shall pay to Landlord upon demand the cost of removal and of restoring the Premises.
