Common use of TI Allowance Clause in Contracts

TI Allowance. Landlord shall provide to Tenant a tenant improvement allowance (the “TI Allowance”) for the Expansion Space Tenant Improvements equal to $190.00 per rentable square foot of the Expansion Space. The TI Allowance shall be disbursed in accordance with this Expansion Space Work Letter. Tenant shall have no right to the use or benefit (including any reduction to or payment of Base Rent) of any portion of the TI Allowance not required for the TI Costs.

TI Allowance. Landlord shall provide to Tenant a tenant improvement allowance (the “TI Allowance”) for the Expansion Space Tenant Improvements equal to (i) $190.00 per rentable square foot of the Expansion SpaceSecond Floor Premises, and (ii) $50.00 per rentable square foot of the First Floor Premises. The TI Allowance shall be disbursed in accordance with this Expansion Space Work Letter. Tenant shall have no right to the use or benefit (including any reduction to or payment of Base Rent) of any portion of the TI Allowance not required for the TI Costs.

The TI Allowance shall be disbursed in accordance with this Expansion Space Work Letter. Subject to the terms and conditions of this Work Letter and the Lease, Landlord shall provide to Tenant a tenant improvement allowance (the “"TI Allowance”") for the Expansion Space Tenant Improvements equal to of $190.00 65.00 per rentable square foot of the Expansion SpacePremises, or $8,412,560.00 in the aggregate. The TI Allowance shall be disbursed Notwithstanding anything to the contrary contained in accordance with this Expansion Space Work Letter. Tenant Letter or the Lease, Landlord shall have no right obligation to the use or benefit (including any reduction to or payment of Base Rent) of disburse any portion of the TI Allowance not required for the TI Costsprior to January 1, 2019.

The TI Allowance shall be disbursed in accordance with this Expansion Space Work Letter. Tenant shall have no right to the use or benefit (including any reduction to or payment of Base Rent) of any portion of the TI Allowance not required for the construction of (i) the Tenant Improvements described in the TI CostsConstruction Drawings approved pursuant to Section 2(b) or (ii) any Changes pursuant to Section 4.

The TI Allowance shall be disbursed in accordance with this Expansion Space Work Letter. Tenant shall have no right Notwithstanding anything to the use contrary contained in this Work Letter or benefit (including any reduction to or payment of Base Rent) of any the Lease, no portion of the TI Allowance not shall be required for to be disbursed by Landlord until the TI CostsPermit is obtained by Tenant from the applicable Governmental Authority, and a copy of the TI Permit is delivered to Landlord.
