Tenancy Allowance. Provided no Default exists, Landlord shall pay Tenant an amount equal to $13.00 per square foot of Rentable Area of the Premises (“Tenancy Allowance”) in consideration of Tenant’s agreement to enter into this Lease, occupy the Premises, comply with the terms and conditions set forth in this Lease and pay Rent during the Term. Landlord shall pay the Tenancy Allowance directly to Tenant within twenty (20) Business Days following the Commencement Date. Tenancy Allowance. Provided no Default exists, Landlord shall pay Tenant an amount equal to $30.00 per square foot of Rentable Area (“Tenancy Allowance”) in consideration of Tenant’s agreement to enter into this Lease, occupy the Premises, comply with the terms and conditions set forth in this Lease and pay Rent during the Term. The Tenancy Allowance may be used by Tenant, in Tenant’s sole discretion. Landlord shall pay the Tenancy Allowance directly to Tenant within ten (10) Business Days following the Commencement Date. If Landlord fails to pay the Tenancy Allowance within thirty (30) days following receipt of written notice of default from Tenant (“Abatement Event”), then Tenant may ▇▇▇▇▇ Monthly Base Rent payments as provided in the following sentence.
