Sublessee. by its acceptance of this Sublease, assumes the performance of all SUBLESSOR'S duties and obligations under the assigned Prime Lease, and will hold SUBLESSOR harmless, including any attorneys fees, from any liability or loss resulting from the performance or nonperformance of SUBLESSEE'S duties and obligations under said Prime Lease.
