Space Cleaning. Space cleaning shall consist of the following services performed at the frequencies indicated in the Schedule of Services.
Space Cleaning. 3.1 Performance requirements for space cleaning are specified in the clauses that follow. The Contractor shall provide cost-effective and quality service to achieve a clean, soil free environment, including full stocking of restroom supplies.
3.2 Concrete/quarry tile, terrazzo, hardwood and resilient floors, stairways and landings shall be swept or dust mopped so as to remove all loose dirt, dust or debris, except floors in “Dust Free” spaces, which shall be vacuumed with a HEPA vacuum. Gum and like material shall be scraped from floor. Dust mops shall be treated with a soil attracting cleaning agent.
3.3 Carpeted floors, stairways and landings, including rugs shall be vacuumed free of all loose soil and debris. Spot stains and gum, or other such debris, in fabric shall be removed using approved industry methods and products that will not cause fabric damage. The Contractor shall be liable for all damage caused by his equipment, use of improper cleaning agents or cleaning methods. Carpets in “Dust Free” spaces shall be vacuumed with a HEPA vacuum.
3.4 The Contractor shall spray clean and buff resilient floors to remove stains, soil, and gum and scuff marks and restore the high-gloss floor finish. Prior to spray cleaning, floors shall be dust mopped and damp mopped. Floor finish used shall be manufactured for use with high-speed machines, and contain a blend of detergents and polymers that emulsify soil and restore floor finish. When completed, a spray cleaned and buffed floor shall have a uniform, “wet look” finish from wall to wall, free of soil, stains, scuffs and heel marks. Baseboards, cove base and kick plates of office panels shall be clean and soil free.
3.5 Floors in “Dust Free” spaces shall be cleaned with products specifically formulated for laminated floors. Special care shall be taken in spaces with raised floors to prevent liquid from seeping into sub floor.
3.6 All waste containers, including small office receptacles and large “brute” type trash containers, shall be emptied and plastic liners installed. All plastic liners with food wastes, or that are soiled and/or leaking, shall be replaced with a new plastic liner. Waste containers that are soiled or emit rancid odors shall be washed inside and outside with disinfectant that cleans and removes odors.
