Server Room. Developer shall provide one computer server room (100 square feet) that 14 has limited and controlled access and is locked via security card access. The server 15 room must be accessible via a hallway entry not sharing any walls with the exterior of 16 the building and must have no windows, a non-static floor covering, and at least three 17 dedicated isolated ground 20-amp power circuits and one dedicated isolated ground 30- 18 amp circuit. Developer shall locate all patch panels (phone and data) within the 19 designated server room. Developer shall maintain server room temperature with a 20 dedicated air-conditioning/cooling system, as described above. Developer shall provide 21 uninterruptable power supply (UPS) system in the server room capable of providing 22 spike and xxxxx out protection for all Developer and ADOT server room equipment.

Server Room. Developer shall provide one computer server room (100 square feet) that 33 has limited and controlled access and is locked via security card access. The server 34 room must be accessible via hallway entry not sharing any walls with the exterior of the 35 building and must have no windows, a non-static floor covering, and at least three 36 dedicated isolated ground 20-amp power circuits and one dedicated isolated ground 37 30-amp circuit. Developer shall locate all patch panels (phone and data) within the 38 designated server room. Developer shall maintain server room temperature with a 39 dedicated air-conditioning/cooling system, as described above. Developer shall provide 40 UPS system in the server room capable of providing spike and xxxxx out protection for 41 all Developer and stakeholder server room equipment.
Server Room. Landlord, at Landlords sole cost, shall relocate from the Premises, XxXxxxxxx Will & Emery’s server room equipment (“MWE Equipment”). Landlord shall use its best effort to remove the MWE Equipment prior to the Lease Commencement Date, however the Lease Commencement Date shall not be affected should Landlord require additional time to relocate the MWE Equipment.
Server Room. Notwithstanding anything to the contrary contained herein, Sublandlord shall have an easement to enter and use that certain server room located within the Premises for the installation, maintenance, repair, replacement and vertical distribution of various types of cabling and wiring and any equipment that may be required in connection therewith from time to time during the Term. Subtenant shall permit Sublandlord, and Sublandlord's agents and contractors, access to such server room upon at least one (1) Business Days’ notice, except in the event of an emergency when no prior notice is necessary. In addition, Sublandlord has an easement to maintain in place the existing conduits, cabling, wiring, and equipment in the server room. Sublandlord shall use commercially reasonable efforts to minimize any interference with the Subtenant’s use and occupancy of the Premises by reason of the exercise of Sublandlord’s rights under this section.
Server Room. The Server Room has two (2) independent 5 ton heat pump for cooling, that operates independently from the house cooling system. The server room cooling equipment is the tenant’s responsibility to maintain and make any repairs needed to the equipment through-out the duration of the Lease Agreement or Extended Term. It’s the tenants responsibility to connect data or other services from this room to the building MPOE.
Server Room. Party B will provide Party A with a server room with the operational equipment at telecom level, including air-conditioners, anti-dust, fire prevention and security monitor, etc.
Server Room. Installation of clean room ceiling tile and a Clean Agent (HFC-227ea/FM-200) Fire Suppression system by SimplexGrinnell.
Server Room. 1.1 Does the server room have a fire-resistant or fire-retardant access door? ☒ Yes ☐ No
Server Room. The parties hereto expressly acknowledge and agree that Sublandlord has not demised to Subtenant and Sublandlord shall retain exclusive use and possession of, and the right of ingress and egress through the New Entry Door (defined below) from and to the Server Room located on the first floor of the Building (pursuant to the terms of the Master Lease), provided that Sublandlord’s use thereof shall not unreasonably interfere with Subtenant’s business operations at the Subleased Premises. Sublandlord may not sublease the Server Room or permit any third parties to use the Server Room. Sublandlord hereby reserves the right, for emergency purposes only, to enter upon and travel through the lobby and corridors of the Subleased Premises indicated on Exhibit D hereto. Sublandlord shall, at its sole cost and expense, prior to the Start Date, construct such alterations as are necessary to separately demise the Server Room from the remainder of the Subleased Premises in a manner reasonably acceptable to Subtenant, including construction of exiting and access corridors, as shown on Exhibit D hereto (which shall show the exterior entry door as well (the “New Entry Door”). Under no circumstances, shall Subtenant use the area above or adjacent to the Server Room as a wet lab, and Subtenant shall cause such covenant to be incorporated into the Remainder Lease. Sublandlord shall perform such work in a good and workmanlike manner, in accordance with laws and plans approved by Subtenant, which approval shall not be unreasonably withheld, conditioned or delayed. If Sublandlord fails to complete such work by September 1, 2010 and such failure is not cured within ten (10) business days after written notice thereof from Subtenant, Subtenant shall have the right to complete such work and deduct the cost of such work against Rent next coming due under this Sublease.
