SECURITY DESK. A manned security desk in the Building lobby shall be operated by Landlord twenty-four (24) hours a day, seven (7) days a week. Access to the Building and its elevator banks (which may be limited after Building hours) shall be by controlled card access after normal Building operating hours. Tenant shall be entitled to install an independent security desk in a location reasonably acceptable to Landlord to place its own personnel to greet its visitors, to include signage on the security desk. The design of Tenant’s security desk is subject to Landlord’s reasonable approval to insure that the design of the lobby renovation by Landlord remains intact. Installation of Tenant’s independent security desk shall be at the sole cost and expense of Tenant, subject to application of the Tenant Improvement Allowance. The cost of personnel to man Tenant’s security desk shall be at Tenant’s sole cost and expense.
SECURITY DESK. Tenant shall have the right, at Tenant's sole cost and expense (except as provided below), to replace the security desk in the front lobby of the Building, subject to Landlord's approval of the new security desk, which approval shall not be unreasonably withheld, conditioned or delayed. Landlord agrees to reimburse Tenant for one-half (1/2) of the cost of the new security desk, provided, however, that Landlord's reimbursement obligation shall not exceed Two Thousand Five Hundred Dollars ($2,500.00). Upon installation, the new security desk shall become Landlord's property.

SECURITY DESK. Landlord agrees that Tenant shall have the right to install, as an initial Improvement pursuant to the Tenant Work Letter or as a subsequent Alteration pursuant to Article 9 above, a security desk in the ground floor lobby of the Project at a location and with a design reasonably approved by Landlord and at Tenant's sole cost and expense. In addition, throughout the Lease Term and any applicable Option Term, Tenant shall be entitled to post security personnel at such desk and to operate such security desk; provided, however, that any such personnel employed or retained by Tenant shall not restrict the access of other tenants of the Project to such other tenants' premises or to any common areas of the Project. If Landlord reasonably determines that such access has been restricted by such personnel, Landlord shall have the right to terminate Tenant's right to maintain such security desk and security personnel. Upon the expiration or earlier termination of this Lease (or, if earlier, upon the date Tenant's rights to operate the security desk have been terminated pursuant to this Section 30(w)), Tenant shall, at Tenant's sole cost and expense, remove the security desk from the Project and repair any damage to the Project resulting from such removal. The immediately preceding sentence shall survive the expiration or earlier termination of this Lease. Tenant shall indemnify, defend and hold Landlord harmless from any and all claims arising from Tenant's operation of such security desk and/or the actions or inactions of such security personnel and Tenant agrees that Landlord shall not be liable in any manner with respect to such security services.

  • Security Devices Either party may record any of their telephonic communications. Customer shall comply with any security procedures reasonably required by Bank from time to time with respect to verification of Instructions. Customer shall be responsible for safeguarding any test keys, identification codes or other security devices that Bank shall make available to Customer or any Authorized Person.

  • Location of Real Property and Leased Premises (a) Schedule 3.20(a) lists completely and correctly as of the Closing Date all real property owned by the Borrower and the Subsidiaries and the addresses thereof. The Borrower and the Subsidiaries own in fee all the real property set forth on Schedule 3.20(a). (b) Schedule 3.20(b) lists completely and correctly as of the Closing Date all real property leased by the Borrower and the Subsidiaries and the addresses thereof. The Borrower and the Subsidiaries have valid leases in all the real property set forth on Schedule 3.20(b).

  • Office Space, Equipment and Facilities Provide such office space, office equipment and office facilities as are adequate to fulfill the Adviser’s obligations hereunder.

  • Location of Real Property The Perfection Certificate lists correctly, in all material respects, as of the Closing Date all Material Real Property owned by the Borrower and the Subsidiary Loan Parties and the addresses thereof. As of the Closing Date, the Borrower and the Subsidiary Loan Parties own in fee all the Real Property set forth as being owned by them in the Perfection Certificate except to the extent set forth therein.
