Common use of Security Deposit Increase Clause in Contracts

Security Deposit Increase. If Tenant is in default under this Lease more than two (2) times within any twelve-month period, irrespective of whether or not such default is cured, then, without limiting Landlord’s other rights and remedies provided for in this Lease or at law or equity, the Security Deposit shall automatically be increased by an amount equal to the greater of: a) two (2) times the original Security Deposit; or b) three (3) months’ Minimum Rent, which shall be paid by Tenant to Landlord forthwith on demand.
