Common use of SECURITY DEPOSIT Before Clause in Contracts

SECURITY DEPOSIT Before. the commencement of this Rental Agreement, Tenants shall pay Landlord $ as a security deposit. Landlord may use there from such amounts as are reasonably necessary to remedy Tenants’ default in the payment of rent or incurred fees, unpaid utility bills, repair damages to the premises exclusive of ordinary wear and tear, and to clean the premises if necessary. Landlord shall refund Tenants the balance of the security deposit after such deductions within twenty-one (21) days after the expiration of this Rental Agreement. If deductions have been made, Landlord shall provide Tenants with an itemized account of each deduction including the reasons for and the dollar amount of each deduction. If the total amount deducted from the security deposit exceeds the amount of the original security deposit, the balance owing will be billed to the Tenant. **SECURITY DEPOSIT RETURN** The security deposit will be returned to the Tenant within twenty-one (21) days after the completion of the Rental Agreement. For a full security deposit return, premise must be left as it was found. Absolutely all items (including all garbage) must be removed from property; premise must be thoroughly clean, with no damage, and a zero balance.
