To accomplish that vision, Developer will prepare and impose covenants, conditions, and restrictions (CC&Rs) on each of the projects on the Property. Those CC&Rs will ensure all developments blend together into a seamless, enjoyable, outdoor-friendly neighborhood. The Master Plan provides a mix of mutually supporting retail, service, office, light industrial, and residential uses on Vancouver’s east side on the already vibrant SE 192nd Avenue corridor. The VIC will have connected and complimentary building architecture, landscape architecture and urban spaces among its diverse land use areas. Its pedestrian-friendly Town Center, robust pedestrian/bicycle network, modern aesthetic, and environmentally responsible themes will be unique in and yet cohesive with its surroundings. Proactive environmental responsibility is an integrated design principle for the development of the VIC. This ethos is supported by pillars which should serve as guidance in the development of all land use areas (LUAs) within the VIC (except the School LUA).
