Schematic Design. The beginning of the design process, sometimes commonly known as Preliminary Design. Schematic Design Documents are the schematic design plans and elevations showing the scale and relationship of Project or its Compo­nents. Schematic Design documents consist of written and graphic (drawings, sketches, etc.) presentations that will enable the Owner (through the advice of the Program Manager) to determine if the intent of the project, as set forth in the Program provided by the Owner, is being addressed, and shall consist of at least the following: (a) Schematic Site Plan; (b) Floor Plans; and (c) Elevations.
Schematic Design. Within twenty-five (25) calendar days after the Schematic Design documents have been prepared by the Program Manager and approved by Owner, Design-Builder shall prepare for the review by the Program Manager and approval by the Owner of a more detailed construction cost estimate with supporting data. During the preparation of the Design Development documents, Design-Builder shall update and refine this estimate at appropriate intervals agreed to by Owner, Program Manager, and Design-Builder.
Schematic Design. After receiving approval from Owner and based on the approved Project Scope and Budget Validation report and any adjustments authorized by Owner in the Project Scope, Project Schedule or Project Budget, the Consultant shall prepare, submit and present for review and approval by the Owner, Phase I Schematic Design Documents, based on the SREF requirements for schematic drawings. In addition to SREF requirements and information required by the Owner’s document submittal checklist for phase I, the documents shall include the following:
Schematic Design. 2.2.1 Design Professional shall consult with the City to ascertain requirements of the Task including operational needs analysis in coordination with the City’s Engineering & Capital Projects Department. Schematic Design studies shall include, but not be limited to the following:

The design submittal shall specifically identify any deviations from the approved concept design and shall explain the rationale, cost and time implications associated with such deviation. The Department shall have the right to disapprove the schematic design submittal for any reason. Following review of the schematic design submission by DPR and the Department, the Design-Builder shall make revisions to the schematic design submission as necessary to incorporate comments, feedback and other direction provided by DPR and the Department. The Design-Builder’s pricing shall assume that such revisions will be required, and such revisions shall not entitle the Design-Builder to additional compensation. In general, the Design-Builder shall be required to undertake the following tasks during this phase:

Schematic Design. 3.1.1 Unless the Contracting Authority directs otherwise in writing, the Schematic Design Stage will begin upon completion of the activities described under Article 2.
