Common use of SALE BY LANDLORD Clause in Contracts

SALE BY LANDLORD. In the event of a sale or conveyance by Landlord of the Building containing the Premises, the same shall operate to release Landlord from any future liability upon any of the covenants or conditions, expressed or implied, herein contained in favor of Tenant, and in such event Tenant agrees to look solely to the responsibility of the successor in interest of Landlord in and to this Lease. If any security deposit has been made by Tenant hereunder, Landlord shall transfer such security deposit to such successor in interest of Landlord and thereupon Landlord shall be released from any further obligations hereunder with respect to such security deposit, provided that Landlord notifies Tenant as to the transfer of the Security Deposit. This Lease shall not be affected by any such sale, and the Tenant agrees to attorn to the Purchaser or assignee.

In the event of a sale sale, transfer or conveyance by Landlord of its interest in the Building containing Condominium Unit of which the PremisesPremises are a part, the same shall operate to release Landlord from any future liability upon any of the covenants or conditions, expressed express or implied, herein contained in favor of Tenant, and in such event Tenant agrees to look solely to the responsibility of the successor in interest of Landlord in and to this LeaseLandlord. If any security deposit has been made by Tenant hereunderunder Paragraph 3(b), Landlord shall may transfer such security deposit to such successor in interest of Landlord and thereupon Landlord shall be released from any further obligations hereunder with respect to such security deposit, provided that Landlord notifies Tenant as to the transfer of the Security Deposithereunder. This Lease shall not be affected by any such sale, transfer or assignment, and the Tenant agrees to attorn to the Purchaser purchaser, transferee or assignee.
