Common use of Restoration of Tenant's Property Clause in Contracts

Restoration of Tenant's Property. If Tenant is required to restore any Property as hereinabove provided, Tenant shall either (a) restore all alterations and improvements made by Tenant and Tenant's Personal Property, or (b) replace such alterations and improvements and Tenant's Personal Property with improvements or items of the same or better quality and utility in the operation of such Property. If Tenant is not required to restore and does not, in fact, restore, Tenant shall pay over to Landlord the amount, if any, of insurance proceeds received by Tenant with respect to any of Tenant's Personal Property which was purchased with funds from the FF&E Reserve.
