Relocation; Redevelopment. 26.1 Landlord shall have the right to relocate the Premises to another part of the Project in accordance with the following: (i) the new leased premises shall be substantially the same in size, dimensions, configuration, decor, and nature as the Premises described in this Lease, and shall be placed in that condition by Landlord at its cost; (ii) the physical relocation of the Premises shall be accomplished by Landlord at its cost; and (iii) Landlord shall give Tenant at least sixty (60) days’ notice of Landlord’s intention to relocate the Premises.
26.2 Landlord shall have the right to sell, transfer, assign or otherwise dispose of any portion of the Project in its discretion and without notice to Tenant, and in such event, Landlord makes no representation or warranty as to the future use(s), or types of uses of owners, tenants or occupants of the portion of the Project not owned or controlled by Landlord. In the event a portion of the Project is sold, transferred, assigned or otherwise disposed of, Tenant’s proportionate share of Additional Rent shall be adjusted accordingly, if applicable. Further, Landlord shall have the right, at any time and from time to time during the Lease Term, upon not less than sixty (60) days’ prior written notice to Tenant, to remodel, renovate, reduce or expand the Project, the Building or a portion thereof, including the land upon which the Premises are located. Tenant acknowledges that nothing herein shall be deemed a representation that Landlord will perform any conversion or remodeling or an obligation of Landlord to perform the remodeling or to complete any remodeling by a particular date.
