Reimbursement of Landlord. If the Tenant shall fail or refuse to comply with and perform any conditions and covenants of this Lease, the Landlord may if the Landlord so elects, carryout and perform such conditions and covenants, at the cost and expense of the Tenant. All costs and expenses incurred by Landlord pursuant to this section shall be Additional Rent and shall be due and payable within 15 days after written demand from Landlord to Tenant This remedy shall be in addition to any other remedies the Landlord may have upon Xxxxxx’s breach of any of the covenants and conditions in this Lease.
