In the event that Landlord damages any portion of any wall or wall covering, ceiling, or floor or floor covering within the Premises, Landlord shall repair or replace the damaged portion to match the original as nearly as commercially reasonable but shall not be required to repair or replace more than the portion actually damaged. Tenant hereby waives any claim for damages for any injury or inconvenience to or interference with Tenant's business, any loss of occupancy or quiet enjoyment of the Premises, and any other loss occasioned by any action of Landlord authorized by this Article 17.

REENTRY BY LANDLORD. 17.1 Upon at least two (2) business days’ prior notice and during Building Business Hours (except in the case of an emergency when no such notice shall be required), Landlord reserves and shall at all times have the right to re-enter the Premises to inspect the same, to show said Premises to prospective purchasers, investors, employees, mortgagees or tenants (but only during the last twelve (12) months of the Term for prospective tenants), and to alter, improve or repair the Premises and any portion of the Building, without abatement of rent, rent and may for that purpose erect, use and maintain scaffolding, pipes, conduits and other necessary structures and open any wall, ceiling or floor in and through the Building and Premises where reasonably required by the character of the work to be performed, provided entrance to the Premises shall not be blocked thereby, and further provided that the business of Tenant shall not be interfered with unreasonably. In Notwithstanding the event that terms and provisions of this Section 17.1, if, for more than three (3) consecutive business days following written notice from Tenant to Landlord, Landlord damages any portion shall fail to commence the cure of any wall or wall coveringinterruption in Tenant’s normal business operations in the Premises that is caused by Landlord taking any of the foregoing actions and diligently pursue such cure to completion, ceilingand the curing of such business interruption is within Landlord’s reasonable control (subject in all cases to delays caused by Force Majeure), and as a result of such failure (a) Tenant shall not be reasonably able to use and occupy, or floor or floor covering within to have access to, the Premises, Landlord shall repair or replace a material portion of the damaged portion to match Premises, as the original as nearly as commercially reasonable but shall not be case may be, for the normal conduct of Tenant’s business operations without extraordinary and unreasonable measures being required to repair be taken by Tenant in order to do so, and (b) Tenant does not use or replace more than occupy the same during said period, then the obligation of Tenant to pay Annual Rent and additional rent hereunder shall be abated in proportion to the portion actually damagedof the Premises that Tenant is unable to use as a result of such failure until the date immediately following the day on which Landlord has commenced diligently pursuing the cure of such interruption (Landlord agreeing that it shall diligently pursue such cure until completion). Except as set forth in this Section 17.1, Tenant hereby waives any claim for damages for any injury or inconvenience to or interference with Tenant's ’s business, any loss of occupancy or quiet enjoyment of the Premises, and any other loss occasioned by any action of Landlord Landlord’s authorized by this Article 17.

Landlord shall have the right at any time to change the arrangement and/or locations of entrances, or passageways, doors and doorways, and corridors, windows, elevators, stairs, toilets or other public parts of the Building and to change the name, number or designation by which the Building is commonly known; provided, that, Landlord shall reimburse Tenant for the reasonable and actual cost of replacing Tenant’s stationery which contain the Building’s name, number or designation. In the event that Landlord damages any portion of any wall or wall covering, ceiling, or floor or floor covering within the Premises, Landlord shall repair or replace the damaged portion to match the original as nearly as commercially reasonable but shall not be required to repair or replace more than the portion actually damaged. REENTRY BY LANDLORD. 17.1 Landlord reserves and shall at all times have the right and, except in the case of emergency, upon reasonable prior notice during regular business hours, to re-enter the Premises to inspect the same, to show said Premises to prospective purchasers, mortgagees or tenants, and to alter, improve or repair the Premises and any portion of the Project or the Building, without abatement of rent, and may for that purpose erect, use and maintain scaffolding, pipes, conduits and other necessary structures and open any wall, ceiling or floor in and through the Building and Premises where reasonably required by the character of the work to be performed, provided entrance to the Premises shall not be blocked thereby, and further provided that the business of Tenant shall not be interfered with unreasonably. Landlord shall have the right at any time to change the arrangement and/or locations of public parts of the Building and the Project (including, but not limited to, entrances, or passageways, doors and doorways, and corridors, windows, elevators, stairs, toilets or other public parts of the Building stairs and toilets) and to change the name, number or designation by which the Building or the Project is commonly known. In the event that Landlord damages any portion of any wall or wall covering, ceiling, or floor or floor covering within the Premises, Landlord shall repair or replace the damaged portion to match the original as nearly as commercially reasonable but shall not be required to repair or replace more than the portion actually damaged. Tenant hereby waives any claim for damages for any injury or inconvenience to or interference with Tenant's business, any loss of occupancy or quiet enjoyment of the Premises, and any other loss occasioned by any action of Landlord authorized by this Article 17.
