Reduction of Rent During Repairs. In the event Lessee continues to conduct its business during the making of repairs, the monthly rental will equitably reduced in the proportion that the unusable part of the demised premises bears to the whole thereof. No rental shall be payable while the demised premises are wholly unoccupied pending the repair of casualty damage.
