Project Objectives Scope. XXX would like to appoint an advisor to provide initial assessment of property income projections contained in the IIP. The advisor should provide brief advice on a suitable range of property income allowances for NR for CP5 and CP6 i.e. a most likely estimate, within an upper and lower range. The following factors are expected to have an impact on Network Rail’s property income in CP5: exogenous market factors e.g. GDP, expected growth in commercial property rents; availability of suitable sales sites; and rail-specific factors e.g. changes in patterns of service and resulting income. The advisor should consider the factors described in paragraph 9 to review and assess: the Network Rail report on property Benchmarking prepared by their consultants GVA Xxxxxxx. The report and its conclusions will be made available to the winning party. how Network Rail decides value for money is achieved when it considers between retaining property for long-term rental income and releasing property for sale; how Network Rail manages key risks and uncertainties with the forecasts; the scope for rolling out national initiatives across the property portfolio on operating route basis; on a top-down basis, the consistency of the forecasts with exogenous market factors e.g. expected growth in the overall market. The budget for this project is capped at £24K, including VAT.

Additionally, Taxpayer will hire full-time employees as part of its expansion (collectively, the “Project”). Further, Taxpayer agrees to satisfy the milestones as described in Exhibit “A” (“Milestones”) and must maintain Milestones for a minimum of three (3) taxable years thereafter. In the event Taxpayer employs more than the number of Full- time employees, determined on an annual full-time equivalent basis, than required in Exhibit A, for purposes of satisfying the “Minimum Annual Salary of California Full-time Employees Hired” and the “Cumulative Average Annual Salary of California Full-time Employees Hired,” Taxpayer may use the salaries of any of the Full-time employees hired and retained within the required time period. For purposes of calculating the “Minimum Annual Salary of California Full-time Employees Hired” and the “Cumulative Average Annual Salary of California Full-time Employees Hired,” the salary of any full-time employee that is not employed by the taxpayer for the entire taxable year shall be annualized. In addition, Xxxxxxxx agrees that any full-time employee hired after the effective date of this agreement that is a “qualified full-time employee” (as defined in RTC section 23636) shall be excluded from the calculation of the net increase of full-time employees required by this Agreement if Taxpayer claims the credit allowed by RTC section 23636.
