Common use of Premises Condition Clause in Contracts

Premises Condition. Lessee shall keep the leased Premises and all improvements clean and in good and safe condition. Lessee shall not make or locate improvements on or make alterations to the Premises without prior written consent from the Lessor and shall remove Lessee’s improvements and alterations from the Premises within 60 days of written demand by Lessor. In the event that Lessee fails to remove improvements or other alterations within 60 days of written demand from Lessor, Lessor may remove the same at Lessee’s expense and Lessee shall reimburse Lessor for all such expenses within 30 days of presentment of an invoice for the same.
