Premises and Parking. 1.2.1 That certain portion of the Project (as defined below), including all improvements therein or to be provided by Lessor under the terms of this Lease, commonly known by the street address of ▇▇▇▇ ▇▇▇▇▇▇▇▇▇▇▇ ▇▇▇▇▇, ▇▇▇ ▇▇▇▇▇, ▇▇▇▇▇▇▇▇▇▇ ▇▇▇▇▇, located in the County of San Diego, State of California, as outlined on Exhibit A attached hereto (“Premises”), and which is comprised of an agreed upon 7,569 rentable square feet. 1.2.2 In addition to Lessee’s rights to use and occupy the Premises as hereinafter specified, Lessee shall have non-exclusive rights to the Common Areas (as defined in Section 2.7 below), but shall not have any rights to the roof, or exterior walls of any buildings in the Project, except that Lessee shall have the right to the roof for installation and maintenance of HVAC units necessary for a clean room for biopharmaceutical manufacturing. Roof penetrations shall not be made without prior Lessor approval, which approval shall not be unreasonably withheld. Lessee shall have the right to occupy one parking stall in the rear of the building for the installation and maintenance of an electrical generator necessary for a clean room for biopharmaceutical manufacturing, as shown on Exhibit A, attached hereto. The Premises, the Common Areas, the land upon which they are located, along with all buildings and improvements thereon, are herein collectively referred to as the “Project.” (See also Section 2.) 1.2.3 Except as expressly provided herein, surface parking is provided free of charge with unassigned parking spaces, on first come first served basis. No vehicle maintenance shall be performed in the Project. (See also Section 2.6.)
Premises and Parking. 1.2.1 That certain portion of the Project (as defined below), including all improvements therein or to be provided by Lessor under the terms of this Lease, commonly known by the street address of 15222 Avenue of the Science, Suite B, located in the City of San Diego, County of San Diego, State of California, as outlined on Exhibit A attached hereto ("Premises"), and which is comprised of an agreed upon 18,134 rentable square feet. 1.2.2 In addition to Lessee's rights to use and occupy the Premises as hereinafter specified, Lessee shall have non-exclusive rights to the Common Areas (as defined in Section 2.7 below), but shall not have any rights to the roof, or exterior walls of any buildings in the Project. The Premises, the Common Areas, the land upon which they are located, along with all buildings and improvements thereon, are herein collectively referred to as the "Project," which is comprised of an agreed upon 30,948 rentable square feet (See also Section 1.14.) 1.2.3 Except as expressly provided herein, surface parking is provided free of charge with unassigned parking spaces, on first come first served basis. Premises and Parking. The parking area to be constructed on the Property shall consist of no less than one hundred thirty one (131) non-handicapped parking spaces and four (4) handicapped spaces (and to be located in a manner consistent with applicable law) as more specifically shown on the site plan attached hereto as Exhibit G. Landlord hereby represents and warrants to Tenant that the aggregate number of such parking spaces will allow the Property to comply with applicable and zoning and other requirements and will be in compliance with all private covenants, conditions and restrictions applicable to the Property. Moreover, Landlord hereby represents and warrants that the Building will upon completion be in conformity with all covenants, conditions and restrictions to which the Property is subject, including, without limitation, any such matters imposed by applicable instrument filed of record against the Property.
Premises and Parking. Landlord hereby leases to Tenant, and Tenant hereby rents from Landlord, the Premises, as hereinafter defined, in the building known as whose address is ▇▇▇▇ ▇▇▇▇▇▇▇ ▇▇ ▇▇▇ 3091 ▇▇▇▇▇▇▇ Road ▇▇▇▇▇ Beach Fl 33312 (the “Building”). The Premises shall mean the areas of the Building as shown on Exhibit “A” hereto. For the purposes of this Lease, the parties agree that the Premises contain 13,323 square feet of rentable area and that this number is binding and conclusive. Tenant acknowledges examining and inspecting the Premises, and all fixtures, equipment and other property appurtenant thereto and agrees to accept them in their “as is” condition existing on the Term Commencement Date, as hereinafter defined. In addition to the Premises, ▇▇▇▇▇▇ has the right to use in common with others, public entrances, public stairways, building’s associated parking shown on exhibit E and public elevators of the Building (collectively, “Common Areas”). All of the Common Areas, and all other areas serving the Building, shall at all times be subject to Landlord’s exclusive control.
Premises and Parking. Landlord shall construct a new two-story building -------------------- containing approximately 100,000 gross square feet (the "Building") in accordance with the "Work Letter Construction Obligations" attached hereto as Exhibit A (the "Work Letter"). Tenant shall occupy all of the --------- 100,000 gross square feet of the Building. The Building shall be constructed on approximately 12.55 acres of land located in Westpointe Centre, Tamarac, Florida, and more particularly described on Exhibit B --------- attached hereto (the "Land"). The Building and Land are collectively referred to below as the "Premises". Landlord, in consideration of the rents, covenants, terms and conditions of this Lease, leases to Tenant the Premises. In addition, throughout the Term, Tenant and its agents, employees, and invitees shall be entitled to the unrestricted, exclusive use of at least nine hundred seventy-four (974) parking spaces as indicated on the Preliminary Building Shell and Site Plans (as defined in the Work Letter) at no additional charge, which nine hundred seventy-four (974) designated parking spaces will include, at no additional charge, assigned visitor and handicap parking near Tenant's visitor entrance as indicated on the Preliminary Building Shell and Site Plans, including but not limited to the minimum number of handicap spaces required by (and designed in compliance with) applicable building codes and the Americans With Disabilities Act (the "ADA"). Landlord will, at no additional cost to Tenant, assist Tenant in securing a Commercial Boulevard bus stop at the building from the applicable governmental authorities; provided, however, Landlord does not guarantee or warrant that such bus stop will be approved.
