Premises and Basic Lease Information. 1.1 Landlord hereby leases to Tenant and Tenant hereby leases from Landlord, upon the terms and conditions set forth in this Lease, those certain premises (the "Premises") described in Section 1.1.1 of the Basic Lease Information (as defined below) and outlined in Exhibit "A" attached hereto and hereby made a part hereof. For purposes of this Lease, the rentable area. of the Premises has been determined by Landlord's space planner or architect by reference to the "Standard Method for Measuring Floor Area in Office Buildings," adopted by the Building Owners and Managers Association International and approved by the American National Standards Institute, Inc., August 1990 reprint. The Premises are situated in that certain office building (the "Building") located at ▇▇▇▇ ▇▇▇▇▇▇ Street, Honolulu, Hawaii. The land upon which the Building is located (the "Land"), together with the Building and related facilities and appurtenances, including, but not limited to, the area adjacent to the Building known as "Union Mall", shall hereinafter be collectively referred to as the "Project."
