The Plan Check Services clause defines the responsibilities and procedures for reviewing and approving construction or design plans before work begins. Typically, this clause outlines the scope of the plan review, the standards or codes to be applied, and the timeline for submitting and responding to plan documents. For example, it may require the contractor to submit detailed drawings to the owner or a third-party reviewer for compliance verification. The core function of this clause is to ensure that all plans meet required specifications and regulatory standards, thereby reducing the risk of errors, delays, or non-compliance during the project.
Plan Check Services. Provide general plan check services for land development and capital improvement projects to icies, plan check policy, and conditions of approval for all development projects. The work may include plan checking of grading plans, storm drain plans, street improvement plans, traffic signal plans, tenant improvement plans, water and sewer plans, cost estimates, and all associated structural or technical studies associated with the plans. The work may include plan checking of tract and parcel maps, records of surveys, lot line adjustments, and easement documents. These land survey reviews shall be completed by or under the direction of a Licensed Land Surveyor or Qualified Registered Civil Engineer in the State of California. Consultant shall provide experienced personnel, equipment, and facilities to perform plan checking services in a timely manner for the following items.
Plan Check Services. The consultant shall provide structural and non-structural plan review services at the request of The Town of Mammoth Lakes Building Division. The consultant shall review plans for compliance with the current California Code of Regulations, Title 24, Part 1 thru 12 and The Town of Mammoth Lakes Local Ordinances. The consultant shall review the plans to assure that the structure(s) comply with acceptable engineering and design practices. The consultant shall communicate with the Town and incorporate any Town of Mammoth Lakes local ordinances and comments into the plan review. All plan checks will include an overview of the application package for other applicable requirements such as approvals from other local agencies and districts. All plan checks will comply with the Town’s directives, adopted codes and policies. Consultant is responsible for all shipping and handling fees of plans, including but not limited to: Fed Ex, UPS, USPS, California Overnight, and DHL, and shall ship all plans for two-day delivery unless otherwise specified by the Building Division. Consultant’s plan check staff will meet, via phone or electronic mail, during work hours to discuss and clarify plan check issues with Town representatives, permit applicants or their representatives, including during preliminary or design stages. Resolution of code issues may also be accomplished by telephone, email or meetings prior to resubmitting corrected plans and documents. Any issues not resolved by the plan checker and the permittee or architect/engineer of record shall be referred to the Town Building Official for final interpretation. Consultant will inform the Town Building Official immediately if there are discrepancies noted between the applicant’s estimate and the Town’s or industry standards and practices.

He will submit comments and attend meetings, as required, to provide direction during the plan development process. TKE regularly utilizes BlueBeam for all digital plan checks. He will also confirm the proposed project or improvements will integrate appropriately into MSWD’s overall sewer conveyance and water distribution systems, as well as MSWDs overall master plans for future facility improvements.
