If upgrades are less than the Builder Deposit, Seller agrees to reduce the purchase price by the difference between the appraisal value and the purchase price. Buyer agrees to reduce the amount of Builder Deposit to be credited at closing by the same. Or, 2. If upgrades total more than the Builder Deposit, Seller agrees to reduce the purchase price to the appraised value. Buyer agrees to forfeit the Builder Deposit credit at closing, and agrees to pay any remaining balance in cash at closing.
