Common use of Payment of Base Rent Clause in Contracts

Payment of Base Rent. Upon the execution of this Lease by Tenant, Tenant shall deliver the Rental Deposit to Landlord, to be applied, on the Rent Commencement Date, toward the first full monthly Base Rent payment then due hereunder. Thereafter, installments of Base Rent shall be paid monthly, in advance, without demand, notice, deduction, offset or counterclaim, on the first day of each month. All such installments for any partial month shall be prorated on a per diem basis. If the Rent Commencement Date occurs on other than the first (1st) day of a month, Base Rent from that date until the first (1st) of the next succeeding month will be prorated on the basis of the actual number of days in each such month and shall be payable in advance on the Rent Commencement Date.
