Operations and Maintenance/Warehouse Facility. AFII anticipates that the Project will have one Operations and Maintenance (“O&M”) facility. This O&M facility is assumed to consist of a single 50-foot by 100-foot maintenance building with a 55-foot by 65-foot lean-to building and a 7-foot by 75-foot canopy and flat metal soffit. This structure is surrounded by a 152-foot by 230-foot area that will be covered with a crushed-rock surfacing and a 6- foot-tall chain-link fence. This design is typical and is included in the decommissioning cost estimate. Though it is possible for the building to be reused past the life of the Project through transfer of ownership to an interested party, building removal costs are included as a conservative assumption. The drawing of an example O&M building provided by AFII, which served as the basis of this estimate, is included in Section 2.3 of this Report.
