Off-Site Parking Spaces Sample Clauses

Off-Site Parking Spaces. (a) Commencing on the Commencement Date for the Existing Building and continuing through the Expiration Date, Landlord shall make available to Tenant, in accordance with the provisions of this Section 30.3, up to five hundred (500) off-site parking spaces (the “Off-Site Parking Spaces”) for use by Tenant and the Tenant Parties on weekdays from the hours of 7:00 a.m. through 6:00 p.m. (the “Off-Site Parking Hours”). Prior to the Commencement Date for the Existing Building, Tenant shall notify Landlord in writing of the number of Off-Site Parking Spaces that Tenant will require on such Commencement Date, and concurrently with Landlord’s delivery of the Existing Building, Landlord shall deliver or make available to Tenant such number of parking passes (up to the total amount of Off-Site Parking Spaces) as Tenant shall request. Thereafter, Tenant shall deliver written notice to Landlord from time to time of its need to increase or decrease the number of Off-Site Parking Spaces used by Tenant, as applicable, upon not less than thirty (30) days’ notice to Landlord (provided that in no event shall Tenant be entitled to use more than the amount of the Off-Site Parking Spaces that Landlord has agreed to make available to Tenant and the Tenant Parties as provided in this Section 30.3(a)). (b) Landlord shall be solely responsible to obtain from one or more third parties the right to use and make available for use by Tenant all Off-Site Parking Spaces which Landlord is obligated to provide to Tenant under this Lease. Landlord further covenants and agrees that all such Off-Site Parking Spaces required to be made available by Landlord for use by Tenant pursuant to this Section 30.3 shall, at all times during the Term, be located in parking lots and/or structures that are located no more than two (2) miles from the Project (the “Permitted Distance”). (c) Commencing on the applicable Commencement Date, and on January 1 of each year thereafter, Tenant shall pay to Landlord an annual fee for each Off-Site Parking Space provided to Tenant pursuant to this Section 30.3 equal to (i) if any such Off-Site Parking Space is provided by Landlord to Tenant under the terms of the Off-Site Parking Agreement (as defined below), the amount payable by Landlord for such Off-Site Parking Space under the terms of the Off-Site Parking Agreement, but subject to a cap of three percent (3%) on annual increases each January 1 during the Term, regardless of any actual increase in the cost thereof...
Off-Site Parking Spaces. In addition to the On-Site Parking Spaces, Lessor shall lease to Lessee an additional sixty (60) parking spaces (collectively, the "Off-Site Parking Spaces") in a parking lot or lots in the vicinity of the Building as shown cross-hatched on EXHIBIT G attached. Lessor reserves the right to relocate all or any portion of the Off-Site Parking Spaces within the area shown on EXHIBIT G from time to time during the Term. Lessor shall use its best efforts to spread the Off-Site Parking Spaces over the fewest number of parking lots possible. Notwithstanding the foregoing, in the event that Lessor hereafter reduces the number of the properties shown on EXHIBIT G used for parking purposes, and consequently is unable to provide some or all of the Off-Site Parking Spaces on its own property, the named Lessor shall, upon request by Lessee, make reasonable efforts to lease all or a portion of such spaces from a third party, in which event the rent payable on account of such Off-Site Parking Spaces so leased shall be the amount paid by the named Lessor to such third party therefor, without markup.
Off-Site Parking Spaces. CMI shall use its reasonable efforts to lease five (5) parking spaces on property that is not zoned residential or does not include any residences on it. Said spaces shall be made available for use by CMI's employees. CMI shall make reasonable efforts to determine in advance whether there will be more than eight (8) Caregivers at the Project at the same time, and if so then CMI shall use its reasonable efforts to lease one additional off-site parking space for every such additional Caregiver.
Off-Site Parking Spaces. As used herein, “Off-Site Parking Spaces” means parking spaces in a parking facility or facilities located within one (1) mile of the Premises. With respect to the Off-Site Parking Spaces which Landlord elects to provide, Landlord shall provide shuttle service (“Shuttle Service”) between the hours of 8:00AM and 6:00PM each Business Day from a location on the Premises to drive the owners of the automobiles to and from the parking facility or facilities in which the Off-Site Parking Spaces are located. Tenant shall reasonably cooperate with Landlord in connection with administering the Shuttle Service for the Off-Site Parking Spaces.
