Notice of Damage. Tenant shall notify Landlord within ten (10) days after the occurrence thereof of any damage to all or any portion of the Premises. In no event shall Landlord have any obligation to repair or restore the Premises pursuant to this paragraph 13 until a reasonable period of time after Landlord has reasonable period of time to collect insurance proceeds arising from such damage (unless such damage is clearly not covered by insurance then in effect covering the Premises), not to exceed one hundred and eighty (180) days.
