Minimum Guaranteed Rent. In consideration of the demise and leasing of the Premises, Tenant covenants and agrees to pay Landlord, without demand, commencing on Rent Commencement (as hereinafter defined), Minimum Guaranteed Rent in the amounts set forth in Paragraph 4 of the Addendum to Lease, with no offsets, deductions or abatement, except as otherwise provided herein, which Minimum Guaranteed Rent shall be paid in equal monthly payments as more particularly set forth in Paragraph 4 of the Addendum to Lease, on or before the first day of each calendar month, in advance, at the address set forth in Paragraph 43 of the Lease for Landlord or at such other place as shall be designated in writing to Tenant by Landlord. If the Lease Commencement or Lease Termination is a date other than the first or last day of the month, then the Minimum Guaranteed Rent and all other payments provided for under this Lease for any such partial period shall be computed and pro-rated on a daily basis.
Minimum Guaranteed Rent. Lessee shall pay as rent for said demised premises Four Million, Two Hundred Thirty Nine Thousand, Nine Hundred Ninety Nine and 60/100 DOLLARS ($4,239,999.60) payable __Thirty Three Thousand, Three Hundred & Thirty Three & 33/100 DOLLARS ($33,333.33) upon execution hereof for July, 2011, and Per Rent Schedule in Addendum #1 upon the _1st_______ day of each calendar month throughout the term hereof; commencing the first day of August, 2011______ (and in addition Lessee agrees to pay such other and further rents hereinafter provided). The aforesaid rent shall hereinafter be referred to as the “minimum guaranteed rent”. All rents provided for in this lease shall be payable in lawful money of the United States by check, or cashier’s check, or in cash, at Lessor’s sole option and discretion, at the office of Lessor, or such other place or places as the Lessor may, from time to time, designate. Such payment of rent shall be free from any and all claims, demands or set-offs against Lessor or his agents of any kind or character whatsoever.
Minimum Guaranteed Rent. Tenant shall pay to Lessor as rent, exclusive of any other charge provided for in this Lease to be paid by Tenant, the sum of Eighteen Thousand Dollars ($18,000), the minimum guaranteed annual rent being Eighteen Thousand Dollars ($18,000), payable in equal consecutive monthly installments of One Thousand Five Hundred Dollars ($1,500) each, in advance, on the first day of each month throughout the term of this Lease.
Minimum Guaranteed Rent. “Minimum Guaranteed Rent” shall consist of the aggregate of “Fixed Minimum Guaranteed Rent” and “Enhancement Minimum Guaranteed Rent” as set forth below. Payment of Minimum Guaranteed Rent shall commence on the Minimum Rent Commencement Date and continue on the first day of each month thereafter.

Minimum Guaranteed Rent. Tenant shall pay to Lessor as rent, exclusive of any other charge provided for in this Lease to be paid by Tenant, the sum of FOUR THOUSAND FOUR HUNDRED TWENTY EIGHT DOLLARS ($4,428.00) per year, payable THREE HUNDRED SIXTY NINE DOLLARS ($369.00) each month, in advance, on the first day of each month throughout the term of this Lease. If the commencement date or extended commencement date is a date other than the first day of the month, Tenant shall pay to Lessor on the day of taking occupancy for the number of days remaining in such month, including said first day, a prorata monthly rent calculated in the ratio that the actual number of days of occupancy by Tenant during such month bears to the total number of days in such month.
