Common use of MAJOR DAMAGES Clause in Contracts

MAJOR DAMAGES. In the event that the Premises shall, in the absence of negligence by Tenants, be damaged by fire, flood, storm, civil commotion, or other unavoidable cause so as to render the Premises uninhabitable, this Lease shall terminate as of the date of such damages. In the event of such termination, Rent will be refunded on a prorated basis from the date of the incident.
