Loading Docks. No loading docks are permitted within the Project without the approval of Declarant, except (i) on Parcel 7 along the southern elevation of the Building constructed on this Parcel and (ii) on Parcel 8 along the western elevation of the Building constructed on this Parcel.

Loading Docks. Tenant shall have the non-exclusive right to use the loading dock and related facilities for deliveries and moving upon prior coordination with, and approval of, Landlord which approval shall not be unreasonably withheld or delayed.

At all times that Tenant shall be using the Building loading docks during other than such Business Hours, Landlord shall maintain a log setting forth the times (if any) that each contractor performing substantial construction work in the Building uses the Building loading docks during other than such Business Hours, and Landlord shall cause each such contractor to sign time sheets with respect thereto. Tenant or its contractor shall also sign similar time sheets with respect to the use of the Building loading docks during other than such Business Hours.
Loading Docks. Tenant shall have the right to use and occupy during the Lease Term, at no additional rent, the two (2) rooms currently identified as the Security Office and Package Scan Room, as shown on Exhibit F attached hereto (collectively, the "Additional Loading Dock Space"). The Additional Loading Dock Space shall be maintained by Tenant in the same condition as required under the Lease with respect to the Premises.

Loading Docks. The Building will contain 2 loading docks as identified on Exhibit H attached hereto. Tenant shall have (i) an exclusive license to use one of the loading docks and associated receiving area serving the Building designated by Tenant by written notice to Landlord given not later than the Lease Commencement Date (“Exclusive Loading Dock”), and (ii) a non-exclusive license to use the other loading dock and associated receiving area serving the Building in common with other tenants in the Building in accordance with the Legal Requirements and the terms and conditions of this paragraph (“Non-Exclusive Loading Dock”; together with the Exclusive Loading Dock, the “Loading Docks”). Tenant shall be permitted at its sole cost and expense, to install, maintain, repair, replace, and remove signage, as reasonably approved by Landlord, at and/or over the Exclusive Loading Dock denoting that the Exclusive Loading Dock is for Tenant’s exclusive use, and to install fencing, caging, or other comparable barrier in the associated receiving area (together with the Exclusive Loading Dock, the “Exclusive Loading Dock Area”) as reasonably approved by Landlord, to segregate the Exclusive Loading Dock, and to use the Exclusive Loading Dock Area for staging and storage purposes as permitted by this Lease. The license granted hereby is personal to Tenant and shall not be assigned or otherwise pledged or transferred, directly or indirectly, except in conjunction with a Permitted Transfer (as defined in Section 22). Tenant shall use the Loading Docks in a manner that will not unreasonably interfere with the rights of any tenants or occupants in the Building. Landlord assumes no responsibility for enforcing Tenant’s rights or for protecting the Loading Docks from any person or entity, including, but not limited to, other tenants or occupants of the Building. During any period of replacement, repair, or maintenance of the Loading Docks when they are not operational, Landlord shall have no obligation to provide Tenant with alternative, supplemental, temporary, or back-up loading docks, provided that Landlord shall perform such replacement, repair, or maintenance in a manner that minimizes, to the extent reasonably practicable, the duration and extent of any material interference with Tenant’s ability to use the Loading Docks, especially the Exclusive Loading Dock.
