Common use of LESSOR'S ACCESS; SHOWING PREMISES; REPAIRS Clause in Contracts

LESSOR'S ACCESS; SHOWING PREMISES; REPAIRS. Lessor and Lessor’s agents shall have the right to enter the Premises at any time, in the case of an emergency, and otherwise at reasonable times for the purpose of showing the same to prospective purchasers, lenders, or lessees during the last 12 months of the term only, and making such alterations, repairs, improvements or additions to the Premises as Lessor may deem necessary. All such activities shall be without abatement of rent or liability to Lessee so long as same do not unreasonably interfere with Lessee’s conduct of business at the Premises. Lessor may at any time place on the Premises any ordinary “For Sale” signs and Lessor may during the last six (6) months of the term hereof place on the Premises any ordinary “For Lease” signs. Lessee may at any time place on or about the Premises any ordinary “For Sublease” sign.

Lessee may at any time place on or about the Premises any ordinary “"For Sublease” " sign.

Lessor and Lessor’s 's agents shall have the right to enter the Premises at any time, in the case of an emergency, the emergency (but Lessor shall give such notice as is practical in the circumstances) and otherwise at reasonable times on 48 hours notice for the purpose of showing the same to prospective purchasers, lenders, or lessees during the last 12 months of the term onlylessees, and making such alterations, repairs, improvements or additions to the Premises as Lessor may deem necessary. All such activities shall be without abatement of rent or liability to Lessee so long as same do not unreasonably interfere with Lessee’s conduct of business at the Premises. Lessor may at any time place on the Premises any ordinary “"(For Sale” )" signs and Lessor may during the last six (6) months of the term hereof place on the Premises any ordinary “"For Lease” " signs. Lessee may at any time place on or about the Premises any ordinary “"For Sublease” " sign. (See Addendum, Paragraph 55.)
