LESSOR AUDIT Clause Samples

The LESSOR AUDIT clause grants the lessor the right to review and examine the lessee’s records related to the lease agreement. Typically, this allows the lessor to verify the accuracy of payments such as rent, operating expenses, or other financial obligations that are calculated based on the lessee’s reported figures. By enabling such audits, the clause ensures transparency and accuracy in financial dealings, helping to prevent errors or intentional misreporting that could affect the lessor’s interests.
LESSOR AUDIT. Lessee shall permit Lessor and its representatives access to the Premises, from time to time, to conduct an environmental assessment, investigation and sampling, all at Lessee's own expense.
LESSOR AUDIT. Lessee shall permit Lessor and its representatives access to the Premises, from time to time upon reasonable notice (provided that no notice need be given in the event of an emergency), to conduct an environmental assessment, investigation and sampling, all at Lessee's own expense. Lessor shall not conduct any environmental audits at Lessee's expense more often than once every three (3) years, unless Lessor reasonably believes that there is an environmental condition affecting the Premises.
LESSOR AUDIT. Lessee shall permit Lessor and its representatives access to the Premises and the Property with reasonable advance notice at a reasonable time agreed to by Lessor and Lessee to conduct an environmental assessment, investigation and sampling at Lessor's sole cost and expense. If Lessee has violated any Environmental Laws or has created or exacerbated an environmental condition, the cost of such assessment, investigation and sampling shall be borne by Lessee.
LESSOR AUDIT. Lessee shall permit Lessor and its representatives access to the Premises, from time to time, to conduct an environmental assessment, investigation and sampling. Such entry shall be performed in a manner using reasonable efforts to minimize interference with Lessee's use of the Premises, and Lessor shall be accompanied by a representative of Lessee. If Lessor reasonably believes that Lessee has violated this provision, after the expiration of applicable notice and cure periods the actual out-of-pocket reasonable cost of the assessment, investigation and sampling shall be borne by Lessee.
LESSOR AUDIT. Lessee shall permit Lessor and its representatives access to the Premises, from time to time, upon reasonable prior notice, to conduct an environmental assessment, investigation and sampling. Such entry shall be performed in a manner using reasonable efforts to minimize interference with Lessee's use of the Premises, and Lessor shall be accompanied by a representative of Lessee. If it is determined that Lessee has violated the provisions of this Article, and such violation has not been remedied, after the expiration of applicable notice and cure periods, the actual out-of-pocket reasonable cost of the assessment, investigation and sampling shall be borne by Lessee, after delivery to Lessee of reasonable documentation evidencing such violation.
