Landlord to Arrange Work. Provided Tenant furnishes Landlord’s estimate of Tenant’s Cost as provided above, and is not then in violation of the Lease Document (including this Exhibit), Landlord shall use reasonable efforts to cause Landlord’s contractor to substantially complete the Work by the Commencement Date set forth in the Lease Document, subject to the other provisions hereof.
