Interior Repairs. Tenant shall keep the interior of the Premises, together with all electrical, plumbing, heating, air conditioning and other mechanical installations and equipment used by or in connection with the Premises, in good order, replacement and repair, and promptly replace any plate glass which may be broken or damaged with glass of like kind and quality, and surrender the Premises at the expiration of the Term in as good condition as when received except for ordinary wear and tear and damage by fire or other casualty included in the extended coverage endorsement to Landlord's fire insurance policies. Tenant will not overload the electrical wiring and will not install any additional electrical wiring or plumbing unless it has first obtained Landlord's written consent thereto, and, if such consent is given, Tenant will install them at its own cost and expense. Tenant will repair promptly, at its own expense, any damage to the Premises caused by bringing into the Premises any property for Tenant's use, or by the installation, use or removal of such property, regardless of fault or by whom such damage shall be caused unless caused by Landlord, its agents, employees or contractors. In furtherance of Tenants obligations, Tenant covenants and agrees to obtain a maintenance, repair and service contract on the HVAC system, such contract to be on such terms and with such company as shall be approved reasonably by Landlord and delivered to Landlord within thirty (30) days after commencement of the Term. Landlord shall transfer all warranties on electrical, plumbing, HVAC and other mechanical equipment.

Interior Repairs. Tenant shall Lessee will keep the interior of the Premises, together with all electrical, plumbing, heating, air conditioning plumbing and other mechanical installations therein, all heating and equipment used by air conditioning equipment, and all interior windows or in connection with doors serving the Premises, in good order, replacement order and repair, and promptly replace any plate glass which may be broken or damaged with glass of like kind and quality, and will make all replacements thereto as its expense. Lessee will surrender the Premises at the expiration or earlier termination of the Term this Lease, in as good condition as when received except for received, excepting depreciation caused by ordinary wear and tear and casualty damage unless caused by fire Lessee, its agents, employees or other casualty included in the extended coverage endorsement to Landlord's fire insurance policiescontractors. Tenant Lessee will not overload the electrical wiring serving the Premises or within the Premises, and will install at its expense, but only after obtaining Lessor's written approval (which approval shall not install be unreasonably withheld or delayed), any additional electrical wiring service which may be required in connection with Lessee's use or plumbing occupancy. Notwithstanding anything herein to the contrary, Lessor, and not Lessee, shall be liable for any and all interior repairs which may result from any structural failure of the building, unless it has first obtained Landlord's written consent theretocaused by Lessee, andits agents, if such consent is given, Tenant will install them at its own cost and expenseemployees or invitees. Tenant Lessee will repair promptly, at its own expense, any damage to the Premises caused by bringing into the Premises any property for TenantLessee's use, or by the installation, use installation or removal of such property, regardless of fault or by whom such damage shall be caused was caused, unless caused by LandlordLessor, its agents, employees or contractors. In furtherance of Tenants obligationsIf Lessee fails to make such repairs, Tenant covenants Lessor may make same, and Lessee agrees to obtain a maintenancepay, repair and service contract on as additional rent, the HVAC systemcost thereof to Lessor promptly upon Landlord's demand therefor, provided such contract to be on such terms and with such company as shall be approved reasonably by Landlord and delivered to Landlord within thirty (30) days after commencement of costs do not exceed the Term. Landlord shall transfer all warranties on electrical, plumbing, HVAC and other mechanical equipmentlowest acceptable bid from qualified contractors.
