Improvements to be Completed by Landlord. Landlord shall provide the following improvements (“Landlord Improvements”) to the Premises at its sole cost and expense up to a maximum amount not to exceed $2,005,873 (herein called the “Landlord’s Contribution”), which amount is calculated on the basis of $155.1933 per square foot of Rentable Area of the Premises. The improvements described in the plans and drawings attached to this Rider 101 as Schedule 1.
