Common use of Improvement of Property Clause in Contracts

Improvement of Property. Developer shall promptly design and complete the Project. Substantial work on the Project shall commence no later than ninety (90) days after the last to occur of approval by the City and RDA of the Preliminary Concept Plan, approval by RDA of the Development Budget and Development Plans, and/or issuance of a building permit and all other permits or licenses required to commence construction, which shall be no later than December 1, 2019. Construction shall be completed no later than December 1, 2020. Developer shall file with the RDA copies of the detailed construction plans within ninety (90) days after completion of the Project.

Substantial work on the Project shall commence no later than ninety (90) days after the last to occur of approval by the City and RDA of the Preliminary Concept Plan, approval by RDA of the Development Budget and Development Plans, transfer of the Property as described in Section IV.H. and/or issuance of a building permit and all other permits or licenses required to commence construction, which shall be no later than December 1, 2019provided the Public Improvements described in Section III.B.2. Construction shall be are substantially completed no later than December 1, 2020by the City by the dates set forth herein. Developer shall file with the RDA copies of the detailed construction plans within ninety (90) days after completion of the ProjectCompletion Date.
