Common use of Immediate Repairs Clause in Contracts

Immediate Repairs. In addition to (and not in limitation of) Tenant’s other maintenance and repair obligations set forth herein, Tenant, at its sole cost and expense, shall, within one (1) year following the Commencement Date, perform the repairs of and replacements to the Property identified on Schedule 10.3. All such repairs and replacements will be performed and completed in a good and workmanlike manner, and in compliance with all Legal Requirements and requirements of this Lease.
