HEATING, VENTILATING, AIR CONDITIONING. A. Landlord shall, as part of the Operating Expenses for the Property, furnish space heating and cooling as normal seasonal changes may require to provide reasonable comfortable space temperature and ventilation for occupants of the Premises under normal business operation, daily from 8:00 A.M. to 6:00 P.M., Saturdays, 8:00 A.M. to 1:00 P.M.; Sundays and holidays excepted. No credit shall be given to Tenant for any periods during these hours when HVAC service is not required by Tenant. If Tenant shall require air conditioning or heating or ventilation outside the hours and days specified above, Landlord shall furnish such service at Tenant's expense. B. The air conditioning system is based upon an occupancy of not more than one person per 150 ▇▇▇▇▇▇ ▇▇▇▇ ▇▇ ▇▇▇▇▇ ▇▇▇▇, ▇▇d upon a combined lighting and standard electrical load not to exceed 6.0 watt▇ ▇▇▇ square foot of usable area, unless as otherwise set forth in the Lease or the Addendum. In the event Tenant exceeds this condition or introduces ont the Premises equipment which overloads the system, and/or in any other way causes the system to not adequately perform to their proper functions, supplementary systems may, at Landlord's option, be provided by Landlord at Tenant's expense.
