Common use of General Use and Compliance with Laws Clause in Contracts

General Use and Compliance with Laws. Tenant shall only use the Premises for the uses described in Section 1.01(e) above, and uses customarily incidental thereto and for no other use without the prior written the consent of Landlord. Tenant shall, at Tenant’s sole cost and expense, comply with all requirements of municipal, county, state, federal and other applicable governmental authorities now or hereafter in force pertaining to Tenant’s business operations, alterations and/or specific use of the Premises, and shall secure any necessary permits therefore and shall faithfully observe in the use of the Premises and the Project, all municipal, county, state, federal and other applicable governmental entities’ requirements which are now or which may hereafter be in force. Tenant, in Tenant’s use and occupancy of the Premises, shall not subject or permit the Premises to be used in any manner which would tend to damage any portion thereof. Tenant shall not do or permit anything to be done in or about the Premises, the Common Areas and/or the Property which will in any way obstruct or interfere with the rights of other tenants or occupants of the Common Areas and/or the Project or use or allow the Premises or any portion of the Project to be used for any improper, immoral, unlawful or objectionable purpose, nor shall Tenant cause, maintain or permit a nuisance in, on or about the Premises or the Common Areas. Landlord hereby acknowledges that Tenant, Tenant’s employees and/or employees of subsidiaries of Tenant may occupy portions of the Premises from time to time under this Lease.

Tenant shall not do or permit anything to be done in or about the Premises, the Common Areas and/or the Property Project which will in any way obstruct or interfere with the rights of other tenants or occupants of the Common Areas and/or the Project or use or allow the Premises or any portion of the Project to be used for any improper, immoral, unlawful or objectionable purpose, nor shall Tenant cause, maintain or permit a nuisance in, on or about the Premises or Premises, the Common AreasAreas and/or the Project. Landlord hereby acknowledges that Tenant, Tenant’s employees and/or employees of subsidiaries of Tenant may occupy portions shall comply with all covenants and obligations in the CC&R's which affect the use and operation of the Premises from time to time under this LeasePremises, the Common Areas and/or the Project.

Tenant shall, at Tenant’s 's sole cost and expense, comply with all requirements of municipal, county, state, federal and other applicable governmental authorities now or hereafter in force pertaining to Tenant’s 's business operations, alterations and/or specific use of the PremisesPremises and/or the Project, and shall secure any necessary permits therefore and shall faithfully observe in the use of the Premises and the Project, all municipal, county, state, federal and other applicable governmental entities’ ' requirements which are now or which may hereafter be in force. Except as otherwise provided herein, Tenant, in Tenant’s 's use and occupancy of the Premises, shall not subject or permit the Premises and/or the Project to be used in any manner which would tend to damage any portion thereof, or which would increase the cost of any insurance paid by Landlord with respect thereto unless Tenant agrees to pay for such increased insurance cost. Tenant shall not do or permit anything to be done in or about the Premises, the Common Areas and/or the Property Project which will in any way obstruct or interfere with the rights of other tenants or occupants of the Common Areas and/or the Project or use or allow the Premises or any portion of the Project to be used for any improper, immoral, unlawful or objectionable purpose, nor shall Tenant cause, maintain or permit a nuisance in, on or about the Premises or Premises, the Common AreasAreas and/or the Project. Landlord hereby acknowledges that Tenant, Tenant’s employees and/or employees of subsidiaries of Tenant may occupy portions shall comply with all covenants and obligations in the CC&R's which affect the use and operation of the Premises, the Common Areas and/or the Project. Tenant shall have access to the Premises from time to time under this Leaseon a 7-day a week, 24 hour a day basis.

Tenant shall not do or permit anything to be done in or about the Premises, the Common Areas and/or the Property Project which will in any way obstruct or interfere with the rights of other tenants or occupants of the Common Areas and/or the Project or use or allow the Premises or any portion of the Project to be used for any improper, immoral, unlawful or objectionable purpose, nor shall Tenant cause, maintain or permit a nuisance in, on or about the Premises or Premises, the Common AreasAreas and/or the Project. Landlord hereby acknowledges that Tenant, Tenant’s employees and/or employees of subsidiaries of Tenant may occupy portions shall comply with all covenants and obligations in the CC&R's which affect the use and operation of the Premises from time to time under this LeasePremises, the Common Areas and/or the Project.

Tenant shall, at Tenant’s sole cost and expense, comply with all applicable requirements of municipal, county, state, federal and other applicable governmental authorities now or hereafter in force pertaining to Tenant’s business operations, alterations and/or specific use of the Premises, and shall secure any necessary permits therefore (other than construction permits for Landlord’s Work) therefor and shall faithfully observe in the use of the Premises and the ProjectPremises, all applicable municipal, county, state, federal and other applicable governmental entities’ requirements which are now or which may hereafter be in force. Tenant, in Tenant’s use and occupancy of the Premises, shall not subject or permit the Premises to be used in any manner which would tend to damage any portion thereof, or, if Tenant is not the sole Tenant of the Building, which would increase the cost of any insurance paid by Landlord with respect thereto. Tenant shall not do or permit anything to be done in or about the Premises, Premises and/or the Common Areas and/or the Property which will in any way obstruct or interfere with the rights of other tenants or occupants of the Common Areas and/or the Project or use or allow the Premises or any portion of the Project to be used for any improper, immoral, unlawful or objectionable purpose, nor shall Tenant cause, maintain or permit a nuisance in, on or about the Premises or and/or the Common Areas. Landlord hereby acknowledges that Tenant, TenantTenant shall comply with all covenants and obligations in the CC&R’s employees and/or employees of subsidiaries of Tenant may occupy portions which affect the use and operation of the Premises from time to time under this Leaseand/or the Common Areas.

Tenant shall, at Tenant’s 's sole cost and expense, comply with all requirements of municipal, county, state, federal and other applicable governmental authorities now or hereafter in force pertaining to Tenant’s 's business operations, alterations and/or specific use of the PremisesPremises and/or the Project, and shall secure any necessary permits therefore and shall faithfully observe in the use of the Premises and the Project, all municipal, county, state, federal and other applicable governmental entities’ ' requirements which are now or which may hereafter be in force. Tenant, in Tenant’s 's use and occupancy of the Premises, shall not subject or permit the Premises and/or the Project to be used in any manner which would tend to damage any portion thereof, or which would increase the cost of any insurance paid by Landlord with respect thereto. Tenant shall not do or permit anything to be done in or about the Premises, the Common Areas and/or the Property Project which will in any way obstruct or interfere with the rights of other tenants or occupants of the Common Areas and/or the Project or use or allow the Premises or any portion of the Project to be used for any improper, immoral, unlawful or objectionable purpose, nor shall Tenant cause, maintain or permit a nuisance in, on or about the Premises or Premises, the Common AreasAreas and/or the Project. Landlord hereby acknowledges Such objectionable purpose shall include the preparation and distribution in any manner of pornographic material that Tenant, Tenant’s employees and/or employees of subsidiaries of Tenant may occupy portions in the sole view of the Premises from time to time under this LeaseLandlord adversely affects the professional environment of the Building and the Project. Tenant shall comply with all covenants and obligations in the CC&R's which affect the use and operation of the Premises, the Common Areas and/or the Project.

Tenant, in Tenant’s use and occupancy of the Premises, shall not subject or permit the Premises and/or the Project to be used in any manner which would tend to damage any portion thereof, or which would materially increase the cost of any insurance paid by Landlord with respect thereto, including without limitation exceeding maximum legal or customary occupancy and density ratios. Tenant shall not do or permit anything to be done in or about the Premises, the Common Areas and/or the Property Project which will in any way obstruct or interfere with the rights of other tenants or occupants of the Common Areas and/or the Project or use or allow the Premises or any portion of the Project to be used for any improper, immoral, unlawful or objectionable purpose, nor shall Tenant cause, maintain or permit a nuisance in, on or about the Premises or Premises, the Common AreasAreas and/or the Project. Landlord hereby acknowledges that Tenant, TenantTenant shall comply with all covenants and obligations in the CC&R’s employees and/or employees of subsidiaries of Tenant may occupy portions which affect the use and operation of the Premises from time to time under this LeasePremises, the Common Areas and/or the Project.
