General Limitations On Use. Tenant shall not do or permit anything to be done in or about the Leased Premises, the Building, the Outside Areas or the Property which does or could (i) jeopardize the structural integrity of the Building or (ii) cause damage to any part of the Leased Premises, the Building, the Outside Areas or the Property. Tenant shall not operate any equipment within the Leased Premises which does or could (i) injure, vibrate or shake the Leased Premises or the Building, (ii) damage, overload or impair the efficient operation of any electrical, plumbing, heating, ventilating or air conditioning systems within or servicing the Leased Premises or the Building, or (iii) damage or impair the efficient operation of the sprinkler system (if any) within or servicing the Leased Premises or the Building. Tenant shall not (i) install any equipment or antennas on or make any penetrations of the exterior walls or roof of the Building or (ii) affix any equipment or make any penetrations or cuts in the floors, ceiling or walls of the Leased Premises, without Landlord's prior written consent, which consent shall not be unreasonably withheld; provided, however, that it shall be reasonable for Landlord to withhold its consent if Tenant's proposed installations or penetrations impact the structural integrity of the Building. Any installations, penetrations or cuts in the interior or exterior walls, roof, floor or ceiling of the Building will be subject to Tenant's restoration obligations set forth in Section 2.6. Tenant shall not place any loads upon the floors, walls, ceiling or roof systems which could endanger the structural integrity of the Building or damage its floors, foundations or supporting structural components. Tenant shall not place any explosive, flammable or harmful fluids or other waste materials in the drainage systems of the Leased Premises, the Building, the Outside Areas or the Property. Tenant shall not use any of the Outside Areas for the storage of its materials, supplies, inventory or equipment and all such materials, supplies, inventory or equipment shall at all times be stored within the Leased Premises. Tenant shall not operate any equipment within the Leased Premises which does or could (iA) injure, vibrate or shake the Leased Premises or the Building, (iiB) damage, overload or impair the efficient operation of any electrical, plumbing, heating, ventilating or air conditioning and HVAC systems within or servicing the Leased Premises or the Building, or (iiiC) damage or impair the efficient operation of the sprinkler system (if any) within or servicing the Leased Premises or the Building. Tenant shall not (i) install any equipment or antennas on or make any penetrations of the exterior walls or roof of the Building Building, except to the extent specifically set forth in the Tenant Improvement Working Drawings approved by Landlord pursuant to Paragraph 2 of the Work Letter or (ii) as otherwise provided in Paragraph 4.14 below. Tenant shall not use any of the Outside Areas for the storage of its materials, supplies, inventory or equipment and all such materials, supplies, inventory or equipment shall at all times be stored within the Leased Premises. Tenant shall not commit nor permit to be committed any waste in or about the Leased Premises, the Building, the Outside Areas or the Propertyequipment.

General Limitations On Use. Tenant shall not do or permit anything to be done in or about the Leased Premises, the Building, the Outside Common Areas or the Property which does or could (i) jeopardize the structural integrity of the Building or (ii) cause material damage to any part of the Leased Premises, or damage to the Building, the Outside Common Areas or the Property. Tenant shall not operate any equipment within the Leased Premises or in any other portion of the Building which does or could (i) injure, vibrate or shake the Leased Premises or the Building, (ii) damage, overload or impair the efficient operation of any electrical, plumbing, heating, ventilating or air conditioning systems, pollution control systems, waste collection or treatment systems within or servicing the Leased Premises or the Building, or (iii) damage or impair the efficient operation of the sprinkler system (if any) within or servicing the Leased Premises or the BuildingBuilding without Landlord's prior written approval. Tenant shall not (i) install any equipment or antennas on or make any penetrations of the exterior walls or roof of the Building or (ii) without Landlord's prior written approval, which approval shall not be unreasonably withheld. Tenant shall not affix any equipment to or make any penetrations or cuts in the floorsfloor, ceiling ceiling, walls or walls roof of the Leased Premises, without Landlord's prior written consent, which consent shall not be unreasonably withheld; provided, however, that it shall be reasonable for Landlord to withhold its consent if Tenant's proposed installations Premises or penetrations impact the structural integrity of the Building. Any installations, penetrations or cuts in the interior or exterior walls, roof, floor or ceiling of the Building will be subject to Tenant's restoration obligations set forth in Section 2.6. Tenant shall not place any loads upon the floors, walls, ceiling or roof systems which could endanger the structural integrity of the Building or damage its floors, foundations or supporting structural components. General Limitations On Use. Tenant shall not use the Premises for the display, sale, lease or use of any erotic, salacious or sexually oriented material of any sort as reasonably determined by Landlord. Tenant shall not do or permit anything to be done in or about the Leased Premises, the Building, the Outside Common Areas or the Property Project, including but not limited to interference due to the use of wireless or other telecommunication devices which does or could (i) interfere with the rights of or annoy, other tenants, their invitees, or occupants of the Building or the Project, (ii) jeopardize the structural integrity of the Building or any Building or structure in the Project, or (iiiii) cause damage to any part of the Leased Premises, the Building, the Outside Areas Building or the PropertyProject. Tenant shall not operate any equipment within the Leased Premises which does or could (i) injure, vibrate or shake the Leased Premises or the Building, (ii) damage, overload or impair the efficient operation of any electrical, plumbing, heating, ventilating or air conditioning systems within or servicing the Leased Premises or the Building, or (iii) damage or impair the efficient operation of the sprinkler system (if any) within or servicing the Leased Premises or the Building. Tenant shall not (i) install any equipment or antennas on or make any penetrations of the exterior walls or roof of the Building or (ii) Building. Tenant shall not have any access to and shall not be allowed on the roof of Building. Tenant shall not affix any equipment to or make any penetrations or cuts in the floorsfloor, ceiling or walls of the Leased Premises, without Landlord's prior written consent, which consent shall not be unreasonably withheld; provided, however, that it shall be reasonable for Landlord to withhold its consent if Tenant's proposed installations or penetrations impact the structural integrity of the Building. Any installations, penetrations or cuts in the interior or exterior walls, roof, floor or ceiling of the Building will be subject to Tenant's restoration obligations set forth in Section 2.6. Tenant shall not place any loads upon the floors, walls, ceiling or roof systems which that could endanger the structural integrity of the Building or damage its floors, foundations or supporting structural components. Tenant shall not place any explosive, flammable or harmful fluids or other waste materials in the drainage systems of the Leased Premises, the Building, the Outside Areas Building or the PropertyProject. Tenant shall not drain or discharge any fluids in the landscaped areas or across the paved areas of the PropertyProject. Tenant shall not use any of area located outside the Outside Areas Premises for the storage or display (including but not limited to, any temporary storage, or display at any time) or sale of its materials, supplies, inventory or equipment equipment, and all such materials, supplies, inventory or and equipment shall at all times be stored within the Leased Premises. All noise generated by Xxxxxx’s use of the Premises, including, without limitation, music systems and intercom systems, shall be confined or muffled so that it does not interfere with the businesses of or annoy other tenants or their invitees of the Building or the Project. Tenant shall not allow any waste materials to remain within the Premises or in the Common Areas except in (not near or adjacent to) trash containers provided within the Project for that purpose. Tenant shall keep the Premises in neat, clean, attractive and orderly condition, free of any objectionable noises, odors, dust or nuisances that may disturb the quiet enjoyment of other tenants or occupants of the Building or the Project. Tenant shall not commit nor permit to be committed any waste or any nuisance in or about the Leased Premises, the Building, the Outside Common Areas or the PropertyProject. Notwithstanding anything to the contrary, if Xxxxxx uses the Premises or Project for storage in violation of this Section 4.2, then Landlord shall, after giving Tenant ten (10) days written notice, have the right, but not obligation, to remove and discard such stored materials, supplies, inventory and equipment at Tenant’s cost and Landlord shall have no liability to Tenant for such removal or discarding.

General Limitations On Use. Tenant shall not do or permit anything to be done in or about the Leased Premises, the Building, the Outside Areas or the Property which does or could (i) jeopardize the structural integrity of the Building or (ii) cause damage to any part of the Leased Premises, the Building, the Outside Areas or the Property. Tenant shall not affix any equipment to or make any penetrations or cuts in the floorsfloor, ceiling ceiling, walls or walls roof of the Leased Premises, without Landlord's prior written consent, which consent shall not be unreasonably withheld; provided, however, that it shall be reasonable for Landlord to withhold its consent if Tenant's proposed installations or penetrations impact the structural integrity of the Building. Any installations, penetrations or cuts in the interior or exterior walls, roof, floor or ceiling of the Building will be subject to Tenant's restoration obligations set forth in Section 2.6. Tenant shall not place any loads upon the floors, walls, ceiling or roof systems which could endanger the structural integrity of the Building or damage its floors, foundations or supporting structural components. Tenant shall not place any explosive, flammable or harmful fluids or other waste materials in the drainage systems of the Leased Premises, the Building, the Outside Areas or the Property. Tenant shall not drain or discharge any fluids in the landscaped areas or across the paved areas of the Property. Tenant shall not use any of the Outside Areas for the storage of its materials, supplies, inventory or equipment and all such materials, supplies, inventory or equipment shall at all times be stored within the Leased Premises. Tenant shall not commit nor permit to be committed any waste in or about the Leased Premises, the Building, the Outside Areas or the Property.

Tenant shall not use the Premises for the display, sale, lease or use of any erotic, salacious or sexually oriented material of any sort as reasonably determined by Landlord. Tenant shall not do or permit anything to be done in or about the Leased Premises, the Building, the Outside Common Areas or the Property Project, including but not limited to interference due to the use of wireless or other telecommunication devices which does or could (i) interfere with the rights of or annoy, other tenants, their invitees, or occupants of the Building or the Project, (ii) jeopardize the structural integrity of the Building or any Building or structure in the Project, or (iiiii) cause damage to any part of the Leased Premises, the Building, the Outside Areas Building or the PropertyProject. Tenant shall not operate any equipment within the Leased Premises which does or could (i) injure, vibrate or shake the Leased Premises or the Building, (ii) damage, overload or impair the efficient operation of any electrical, plumbing, heating, ventilating or air conditioning systems within or servicing the Leased Premises or the Building, or (iii) damage or impair the efficient operation of the sprinkler system (if any) within or servicing the Leased Premises or the Building. Tenant shall not (i) install any equipment or antennas on or make any penetrations of the exterior walls or roof of the Building or (ii) Building. Tenant shall not have any access to and shall not be allowed on the roof of Building. Tenant shall not affix any equipment to or make any penetrations or cuts in the floorsfloor, ceiling or walls of the Leased Premises, without Landlord's prior written consent, which consent shall not be unreasonably withheld; provided, however, that it shall be reasonable for Landlord to withhold its consent if Tenant's proposed installations or penetrations impact the structural integrity of the Building. Tenant shall not (i) install any equipment or antennas on or make any penetrations of the exterior walls or roof of the Building or (ii) Building. Tenant shall not affix see attached any equipment or to make any penetrations or cuts in the floorsfloor, ceiling or walls of the Leased Premises, without Landlord's prior written consent, which consent shall not be unreasonably withheld; provided, however, that it shall be reasonable for Landlord to withhold its consent if Tenant's proposed installations or penetrations impact the structural integrity of the Building. Any installations, penetrations or cuts in the interior or exterior walls, roof, floor or ceiling of the Building will be subject to Tenant's restoration obligations set forth in Section 2.6. Tenant shall not place any loads upon the floors, walls, ceiling or roof systems system which could endanger the structural integrity of the Building or damage its floors, foundations or supporting structural components. Tenant shall not use any of area located outside the Outside Areas Leased Premises for the storage of its materials, supplies, inventory or equipment equipment, and all such materials, supplies, inventory or and equipment shall at all times be stored within the Leased Premises. Tenant shall not commit nor permit to be committed any waste in or about the Leased Premises, the Building, the Outside Common Areas or the PropertyProject.

Tenant shall not affix any equipment to or make any penetrations or cuts in the floorsfloor, ceiling ceiling, walls or walls roof of the Leased Premises, Premises without Landlord's Landlords prior written consent, which consent shall not be unreasonably withheld; provided, however, that it shall be reasonable for Landlord to withhold its consent if Tenant's proposed installations or penetrations impact the structural integrity of the Building. Any installations, penetrations or cuts in the interior or exterior walls, roof, floor or ceiling of the Building will be subject to Tenant's restoration obligations set forth in Section 2.6approval. Tenant shall not commit nor permit to be committed by any of its employees, agents, vendors, invitees, guests, permittees, assignees, sublessees, or contractors (the “Tenant Parties”), any waste in or about the Leased Premises, the Building, the Outside Areas or the Property.

Tenant shall not commit nor permit to be committed any waste in or about the Leased Premises, the Building, the Outside Areas or of the Property.

Tenant shall not operate any equipment within the Leased Premises which does or could (iA) injure, vibrate or shake the Leased Premises or the Building, (iiB) damage, damage or overload or impair the efficient operation of any electrical, plumbing, heating, ventilating or air conditioning and HVAC systems within or servicing the Leased Premises or the Building, or (iiiC) damage or impair the efficient operation of the sprinkler system (if any) within or servicing the Leased Premises or Building G the Building. Tenant shall not (i) install any equipment or antennas on or make any penetrations of the exterior walls or roof of the Building Building, except to the extent specifically set forth in the Tenant Improvement Working Drawings approved by Landlord pursuant to Paragraph 2 of the Work Letter or (ii) as otherwise provided in Paragraph 4.14 below. Tenant shall not affix any equipment to or make any penetrations or cuts in the floorsfloor, ceiling ceiling, walls or walls roof of the Leased PremisesPremises except for standard office/r&d/lab attachments and penetrations (e.g., without Landlord's prior written consentfurniture/cubicle bracketing to walls and floors), which consent shall not be unreasonably withheld; provided, however, that it shall be reasonable for Landlord or except to withhold its consent if Tenant's proposed installations or penetrations impact the structural integrity of the Building. Any installations, penetrations or cuts in the interior or exterior walls, roof, floor or ceiling of the Building will be subject to Tenant's restoration obligations extent specifically set forth in Section 2.6the Tenant Improvement Working Drawings approved by Landlord pursuant to Paragraph 2 of the Work Letter. Tenant shall not place any loads upon the floors, walls, ceiling or roof systems which could endanger the structural integrity of the Building or damage its floorsfloors (other than floor coverings), foundations or supporting structural components. Tenant shall not place any explosive, flammable or harmful fluids or other waste materials in the drainage systems of the Leased Premises, the Building, the Outside Areas Common Areas, the Property, or the PropertyProject. Tenant shall not drain or discharge any fluids (excluding water for landscaping) in the landscaped areas or across the paved areas of the PropertyProperty or the Project. Tenant shall not use any of the Outside Common Areas for the storage of its materials, supplies, inventory or equipment and all such materials, supplies, inventory or equipment shall at all times be stored within the Leased Premises. Tenant shall not commit nor permit to be committed by any of its employees, agents, vendors, invitees, guests, permittees, assignees, sublessees, contractors, or subcontractors (the “Tenant Parties”), any waste in or about the Leased Premises, the Building, the Outside Areas Common Areas, the Property, or the PropertyProject.

General Limitations On Use. Tenant shall not do or permit anything to be done in or about the Leased Premises, or do or permit any Tenant Party to do on any other part of the BuildingProperty, the Outside Areas or the Property which does or could (ia) interfere with the use, occupancy, business operations or quiet enjoyment of any other tenant or occupant of the Building or Property (including Landlord); or (b) jeopardize the structural integrity of the Building or (ii) cause damage to any part of the Leased Premises, Premises or Property (except for damage to the Building, Premises that is a necessary component of Alterations that Tenant is permitted to make to the Outside Areas or Premises under the Propertyterms of Section 6.1 below (and subject to Tenant's repair and indemnification obligations under this Lease). Tenant shall not operate any equipment within the Leased Premises which does or could (i) injure, vibrate or shake the Leased Premises or the Building, (ii) damage, overload or impair the efficient operation of any electrical, plumbing, heating, ventilating or air conditioning systems within or servicing the Leased Premises or the Building, or (iii) damage or impair the efficient operation of the sprinkler system (if any) within or servicing the Leased Premises or the Building. Tenant shall not (i) install any equipment or antennas on or make any penetrations of the exterior walls or roof of the Building or (ii) affix any equipment or make any penetrations or cuts in the floors, ceiling or walls of the Leased Premises, without Landlord's prior written consent, which consent shall not be unreasonably withheld; provided, however, that it shall be reasonable for Landlord to withhold its consent if Tenant's proposed installations or penetrations impact the structural integrity of the Building. Any installations, penetrations or cuts in the interior or exterior walls, roof, floor or ceiling of the Building will be subject to Tenant's restoration obligations set forth in Section 2.6. Tenant shall not place any loads upon the floors, walls, ceiling or roof systems which could endanger the structural integrity of the Building or damage its floors, foundations or supporting structural components. Tenant shall not install any equipment or antennae or make any penetration of the exterior xxxxx or roof of the Building, except for such penetrations as are necessary to install Tenant's Parapet Sign on the exterior of the Building. Tenant shall not place any explosive, flammable or harmful fluids or other waste materials in the drainage systems of the Leased Premises, the Building, the Outside Areas Premises or the Property. Tenant shall not drain or discharge any fluids in the landscaped areas or across the paved areas of the Property. Tenant shall not use any of the Outside Common Areas for the storage of its materials, supplies, inventory or equipment and all such materials, supplies, inventory or equipment items shall at all times be stored within the Leased Premises. Tenant shall not commit nor permit to be committed (by any Tenant Party) any waste or nuisance in or about the Leased Premises, the Building, the Outside Areas Premises or the Property.

Tenant shall not (i) install any equipment or antennas on or make any penetrations of the exterior walls or roof of the Building or (ii) Building, except that, with Landlord's approval of plans for the installation and operation of an antenna, Tenant may install an antenna for its own use on the roof of the Building, subject to Section 6.1 below. Tenant shall not affix any equipment to or make any penetrations or cuts in the floorsfloor, ceiling ceiling, walls or walls roof of the Leased Premises, without Landlord's prior written consent, which consent shall not be unreasonably withheld; provided, however, that it shall be reasonable for Landlord to withhold its consent if Tenant's proposed installations or penetrations impact the structural integrity of the Building. Any installations, penetrations or cuts in the interior or exterior walls, roof, floor or ceiling of the Building will be subject to Tenant's restoration obligations set forth in Section 2.6. Tenant shall not place any loads upon the floors, walls, ceiling or roof systems which could endanger the structural integrity of the Building or damage its floors, foundations or supporting structural components. Tenant shall not commit nor permit to be committed any waste in or about the Leased Premises, the Building, the Outside Areas or the Property. Tenant shall not use, or permit the use of, the Leased Premises for any pornographic or obscene purposes, any commercial sex establishment, any pornographic, obscene, nude or semi-nude performances, modeling, materials, activities or sexual conduct.

General Limitations On Use. Tenant shall not do or permit anything to be done in or about the Leased Premises, the Building, the Outside Common Areas or the Property Project which does or could (i) interfere with the rights of neighboring tenants, (ii) jeopardize the structural integrity of the Building or the Project, or (iiiii) cause damage to any part of the Leased Premises, the Building, the Outside Areas Building or the PropertyProject. Tenant shall not operate any equipment within the Leased Premises which does or could (i) injure, vibrate or shake the Leased Premises or the Building, (ii) damage, overload overload, corrode, or impair the efficient operation of any electrical, plumbing, sewer, heating, ventilating or air conditioning systems within or servicing the Leased Premises or the Building, Building or (iii) damage or impair the efficient operation of the sprinkler system (if any) within or servicing the Leased Premises or the Building. Tenant shall not (i) install any equipment or antennas on or make any penetrations of the exterior walls or roof of the Building or (ii) Building. Tenant shall not affix any equipment to or make any penetrations or cuts in the floorsfloor, ceiling or walls of the Leased Premises, without Landlord's prior written consent, which consent shall not be unreasonably withheld; provided, however, that it shall be reasonable for Landlord to withhold its consent if Tenant's proposed installations or penetrations impact the structural integrity of the Building. Any installations, penetrations or cuts in the interior or exterior walls, roof, floor or ceiling of the Building will be subject to Tenant's restoration obligations set forth in Section 2.6. Tenant shall not place any loads upon the floors, walls, ceiling or roof systems which could endanger the structural integrity of the Building or damage its floors, foundations or supporting structural components. Tenant shall not place any explosive, flammable or harmful fluids fluids, including Hazardous Materials in any sanitary or other storm sewer or place any waste materials in the storm drainage systems of the Leased Premises, the Building, the Outside Areas Building or the PropertyProject. Tenant shall not drain or discharge any fluids in the landscaped areas or across the paved areas of the PropertyProject. Tenant shall not use any of area located outside the Outside Areas Leased Premises for the storage of its materials, supplies, inventory or equipment equipment, and all such materials, supplies, inventory or and equipment shall at all times be stored within the Leased Premises. Tenant shall not commit nor permit to be committed any waste in or about the Leased Premises, the Building, the Outside Common Areas or the PropertyProject.

General Limitations On Use. Tenant shall not do or permit anything to be done in or about the Leased Premises, the BuildingBuilding 2, the Outside Common Areas or the Property which does or could (i) jeopardize the structural integrity of the Building 2 or (ii) cause damage to any part of the Leased Premises, the BuildingBuilding 2, the Outside Common Areas or the Property. Tenant shall not operate any equipment within the Leased Premises which does does, or could reasonably be expected to, (iA) injure, vibrate or shake damage the Leased Premises or the BuildingBuilding 2, (iiB) damage, overload or impair the efficient operation of any electrical, plumbing, heating, ventilating or air conditioning and HVAC systems within or servicing the Leased Premises or the BuildingBuilding 2, or (iiiC) damage or impair the efficient operation of the sprinkler system (if any) within or servicing the Leased Premises or the BuildingBuilding 2. Except as otherwise provided in Section 4.14, Tenant shall not (i) install any equipment or antennas on or make any penetrations of the exterior walls or roof of the Building or (ii) affix any equipment or roof. Tenant shall not make any penetrations or cuts in the floorsfloor, ceiling ceiling, walls or walls roof of the Leased Premises, without Landlord's prior written consent, which consent shall not be unreasonably withheld; provided, however, that it shall be reasonable for Landlord to withhold its consent if Tenant's proposed installations or penetrations impact the structural integrity of the Building. Any installations, penetrations or cuts in the interior or exterior walls, roof, floor or ceiling of the Building will be subject to Tenant's restoration obligations set forth in Section 2.6. Tenant shall not place any loads upon the floors, walls, ceiling or roof systems which could endanger the structural integrity of the Building 2 or damage its floors, foundations or supporting structural components. Tenant shall not place any explosive, flammable or harmful fluids or other waste materials in the drainage systems of the Leased Premises, the BuildingBuilding 2, the Outside Common Areas or the Property. Tenant shall not drain or discharge any fluids in the landscaped areas or across the paved areas of the Property. Tenant shall not use any of the Outside Common Areas for the storage of its materials, supplies, inventory or equipment and all such materials, supplies, inventory or equipment shall at all times be stored within the Leased Premises; provided, however, that Tenant shall be permitted to install, at Tenant’s sole cost, a backup generator in a Common Area location to be agreed upon by Landlord in its reasonable discretion, subject to Ground Lessor consent, if applicable. If such backup generator is located on any parking areas on the Property, then such lost parking spaces shall be counted towards satisfying Tenant’s Parking Ratio under Article 1 hereof. Tenant shall not commit nor permit to be committed by any of its employees, agents, vendors, invitees, guests, permittees, assignees, sublessees, or contractors (the “Tenant Parties”), any waste in or about the Leased Premises, the BuildingBuilding 2, the Outside Common Areas or the Property.

General Limitations On Use. Tenant shall not do or permit anything to be done in or about the Leased Premises, the Building, the Outside Common Areas or the Property Project which does or could (i) interfere with the rights of other tenants or occupants of the Building or the Project, (ii) jeopardize the structural integrity of the Building or (iiiii) cause damage to any part of the Leased Premises, the Building, the Outside Areas Building or the PropertyProject. Tenant shall not operate any equipment within the Leased Premises which does or could (i) injure, vibrate or shake the Leased Premises or the Building, (ii) damage, overload or impair the efficient operation of any electrical, plumbing, heating, ventilating or air conditioning systems within or servicing the Leased Premises or the Building, Building or (iii) damage or impair the efficient operation of the sprinkler system (if any) within or servicing the Leased Premises or the Building. Tenant shall not (i) install any equipment or antennas on or make any penetrations of the exterior walls or roof of the Building or (ii) Building. Tenant shall not operate any equipment within the Leased Premises which does or could (iA) injure, vibrate or shake the Leased Premises or the BuildingBuildings, (iiB) damage, damage or overload or impair the efficient operation of any electrical, plumbing, heating, ventilating or air conditioning and HVAC systems within or servicing the Leased Premises or the BuildingBuildings, or (iiiC) damage or impair the efficient operation of the sprinkler system (if any) within or servicing the Leased Premises or the BuildingBuildings. Tenant shall not (i) install any equipment or antennas on or make any penetrations of the exterior walls or roof roofs of the Building Buildings, except to the extent specifically set forth in the Tenant Improvement Working Drawings approved by Landlord pursuant to Paragraph 2 of the Work Letter or (ii) as otherwise provided in Paragraph 4.14 below. Tenant shall not affix any equipment to or make any penetrations or cuts in the floorsfloor, ceiling ceiling, walls or walls roof of the Leased PremisesPremises except for standard office/r&d/lab attachments and penetrations (e.g., without Landlord's prior written consentfurniture/cubicle bracketing to walls and floors), which consent shall not be unreasonably withheld; provided, however, that it shall be reasonable for Landlord or except to withhold its consent if Tenant's proposed installations or penetrations impact the structural integrity of the Building. Any installations, penetrations or cuts in the interior or exterior walls, roof, floor or ceiling of the Building will be subject to Tenant's restoration obligations extent specifically set forth in Section 2.6the Tenant Improvement Working Drawings approved by Landlord pursuant to Paragraph 2 of the Work Letter. Tenant shall not place any loads upon the floors, walls, ceiling or roof systems which could endanger the structural integrity of either of the Building Buildings or damage its floorsfloors (other than floor coverings), foundations or supporting structural components. Tenant shall not place any explosive, flammable or harmful fluids or other waste materials in the drainage systems of the Leased Premises, the BuildingBuildings, the Outside Areas Common Areas, the Property, or the PropertyProject. Tenant shall not drain or discharge any fluids (excluding water for landscaping) in the landscaped areas or across the paved areas of the PropertyProperty or the Project. Tenant shall not use any of the Outside Common Building F and Amenities Building Areas for the storage of its materials, supplies, inventory or equipment and all such materials, supplies, inventory or equipment shall at all times be stored within the Leased Premises. Tenant shall not commit nor permit to be committed by any of its employees, agents, vendors, invitees, guests, permittees, assignees, sublessees, contractors, or subcontractors (the “Tenant Parties”), any waste in or about the Leased Premises, the BuildingBuildings, the Outside Areas Common Areas, the Property, or the PropertyProject.

Tenant shall not affix any equipment to or make any penetrations or cuts in the floorsfloor, ceiling ceiling, walls or walls roof of the Leased Premises, without Landlord's prior written consent, which consent shall not be unreasonably withheld; provided, however, that it shall be reasonable for Landlord to withhold its consent if Tenant's proposed installations or penetrations impact the structural integrity of the Building. Tenant Subtenant shall not operate any equipment within the Leased Premises which does or could (i) injure, vibrate or shake the Leased Premises or the Building, (ii) damage, overload or impair the efficient operation of any electrical, plumbing, heating, ventilating or air conditioning systems within or servicing the Leased Premises or the Building, or (iii) damage or impair the efficient operation of the sprinkler system (if any) within or servicing the Leased Premises or the Building. Tenant Subtenant shall not (i) install any equipment or antennas on or make any penetrations of the exterior walls or roof of the Building or (ii) affix any equipment or make any penetrations or cuts in the floors, ceiling or walls of the Leased Premises, without Landlord's Sublandlord’s prior written consent, which consent shall not be unreasonably withheld, and consent of the Head Landlord, which Head Landlord consent Sublandlord shall use reasonable efforts to procure, at Subtenant’s cost and expense; provided, however, any consent shall be subject to Subtenant’s acknowledgement and agreement that Head Landlord’s consent is, and at all times shall be granted or withheld in accordance with the terms, covenants and conditions of the Head Lease; provided, further, that it shall be reasonable for Sublandlord and Head Landlord to withhold its consent if Tenant's Subtenant’s proposed installations or penetrations impact the structural integrity of the Building. Any installations, penetrations or cuts in the interior or exterior walls, roof, floor or ceiling of the Building will be subject to Tenant's Subtenant’s restoration obligations at Subtenant’s cost and expense as set forth in Section 2.6this Sublease and the terms of Article 6 below. Tenant Subtenant shall not place any loads upon the floors, walls, ceiling or roof systems which could endanger the structural integrity of the Building or damage its floors, foundations or supporting structural components. Tenant Subtenant shall not place any explosive, flammable or harmful fluids or other waste materials in the drainage systems of the Leased Premises, the Building, the Outside Areas or the Property. Tenant shall not use any of the Outside Areas for the storage of its materials, supplies, inventory or equipment and all such materials, supplies, inventory or equipment shall at all times be stored within the Leased PremisesBuildings. Tenant shall not commit nor permit to be committed any waste in or about the Leased Premises, the Building, the Outside Areas Premises or the Property.. Except as approved by Landlord as part of the Tenant Improvements to be constructed by Tenant in accordance with the terms of the Work Letter, Tenant shall not, without first obtaining Landlord’s prior written consent (which consent shall not (i) be unreasonably withheld, delayed or conditioned), install any equipment or antennas on or make any penetrations of the exterior walls or roof of the Building Building. Except as approved by Landlord as part of the Tenant Improvements to be constructed by Tenant in accordance with the terms of the Work Letter, Tenant shall not, without first obtaining Landlord’s prior written consent (which consent shall not be unreasonably withheld, delayed or (ii) conditioned), affix any equipment to or make any penetrations or cuts in the floorsfloor, ceiling ceiling, walls or walls roof of the Leased Premises, without Landlord's prior written consent, which consent shall not be unreasonably withheld; provided, however, that it shall be reasonable for Landlord to withhold its consent if Tenant's proposed installations or penetrations impact the structural integrity of the Building. Any installations, penetrations or cuts in the interior or exterior walls, roof, floor or ceiling of the Building will be subject to Tenant's restoration obligations set forth in Section 2.6. Tenant shall not operate any equipment within the Leased Premises which does or could (i) injure, vibrate or shake the Leased Premises or the Building, (ii) damage, overload overload, corrode, or impair the efficient operation of any electrical, plumbing, sewer, heating, ventilating or air conditioning systems within or servicing the Leased Premises or the Building, Building or (iii) damage or impair the efficient operation of the sprinkler system (if any) within or servicing the Leased Premises or the Building. Tenant shall not (i) install any equipment or antennas on or make any penetrations of the exterior walls or roof of the Building or (ii) Building. Tenant shall not affix any equipment to or make any penetrations or cuts in the floorsfloor, ceiling or walls of the Leased Premises, without Landlord's prior written consent, which consent shall not be unreasonably withheld; provided, however, that it shall be reasonable for Landlord to withhold its consent if Tenant's proposed installations or penetrations impact the structural integrity of the Building. Any installations, penetrations or cuts in the interior or exterior walls, roof, floor or ceiling of the Building will be subject to Tenant's restoration obligations set forth in Section 2.6. Tenant shall not place any loads upon the floors, walls, ceiling or roof systems which could endanger the structural integrity of the Building or damage its floors, foundations or supporting structural components. Tenant shall not (i) be liable under this Section 4.2 with respect to any of the foregoing arising in connection with the design and construction of the Tenant Improvements by Landlord. Except in compliance with Article 6, Tenant shall not install any equipment or antennas on or make any penetrations of the exterior walls or roof of the Building or (ii) and shall not affix any equipment to or make any penetrations or cuts in the floorsfloor, ceiling ceiling, walls or walls roof of the Leased Premises, without Landlord's prior written consent, which consent shall not be unreasonably withheld; provided, however, that it shall be reasonable for Landlord to withhold its consent if Tenant's proposed installations or penetrations impact the structural integrity of the Building. Landlord's consent may be conditioned upon, howeverwithout limitation, (a) assurance (including the posting of bonds or additional security deposits) that it such work shall be reasonable for not damage nor create the risk of damage to the Property or Building and/or (b) Landlord to withhold its consent if approving, in Landlord's sole discretion, Tenant's proposed installations or penetrations impact contractor who shall perform such work with such contractor guaranteeing (in favor of Landlord) the structural integrity proper performance of the Building. Any installations, penetrations or cuts in the interior or exterior walls, roof, floor or ceiling of the Building will be subject to Tenant's restoration obligations set forth in Section 2.6such work. Tenant shall not place any loads upon the floors, walls, ceiling or roof systems which could endanger the structural integrity of the Building or damage its floors, foundations or supporting structural components. Tenant shall not operate any equipment within the Leased Premises which does or could (iA) injure, vibrate or shake the Leased Premises or the BuildingBuilding 3, (iiB) damage, overload or impair the efficient operation of any electrical, plumbing, heating, ventilating or air conditioning and HVAC systems within or servicing the Leased Premises or the BuildingBuilding 3, or (iiiC) damage or impair the efficient operation of the sprinkler system (if any) within or servicing the Leased Premises or the BuildingBuilding 3. Tenant shall not (i) install any equipment or antennas on or make any penetrations of the exterior walls or roof of the Building or (ii) except as provided in Paragraph 4.14 below. Tenant shall not affix any equipment to or make any penetrations or cuts in the floorsfloor, ceiling ceiling, walls or walls roof of the Leased Premises, without Landlord's prior written consent, which consent shall not be unreasonably withheld; provided, however, that it shall be reasonable for Landlord to withhold its consent if Tenant's proposed installations or penetrations impact the structural integrity of the Building. Any installations, penetrations or cuts in the interior or exterior walls, roof, floor or ceiling of the Building will be subject to Tenant's restoration obligations set forth in Section 2.6. Tenant shall not place any loads upon the floors, walls, ceiling or roof systems which could endanger the structural integrity of the Building 3 or damage its floors, foundations or supporting structural components. Tenant shall not use any of the Outside Common Areas for the storage of its materials, supplies, inventory or equipment and all such materials, supplies, inventory or equipment shall at all times be stored within the Leased PremisesPremises (or in covered structures in the Exclusive Use Common Areas if permitted by Laws). Tenant shall not commit nor permit to be committed by any of its employees, agents, vendors, invitees, guests, permittees, assignees, sublessees, or contractors (the “Tenant Parties”), any waste in or about the Leased Premises, the BuildingBuilding 3, the Outside Common Areas or the Property.

Tenant shall not (i) install any equipment or antennas on or make any penetrations of the exterior walls or roof of the Building or (ii) Building. Tenant shall not affix any equipment to or make any penetrations or cuts in the floorsfloor, ceiling roof or exterior walls of the Leased Premises, without Landlord's prior written consent, which consent shall not be unreasonably withheld; provided, however, that it shall be reasonable for Landlord to withhold its consent if Tenant's proposed installations or penetrations impact the structural integrity of the Building. Except as expressly provided in Paragraph 4.14 below, Tenant shall not (i) install any equipment or antennas on or make any penetrations of the exterior walls or roof of the Building or (ii) Building. Tenant shall not affix any equipment to or make any penetrations or cuts in the floorsfloor, ceiling or ceiling, walls or, except as otherwise provided in Paragraph 4.14 hereof, the roof of the Leased Premises, without Landlord's prior written consentexcept for standard office/r&d/lab attachments and penetrations (e.g., which consent shall not be unreasonably withheld; provided, however, that it shall be reasonable for Landlord furniture/cubicle bracketing to withhold its consent if Tenant's proposed installations or penetrations impact the structural integrity of the Building. Any installations, penetrations or cuts in the interior or exterior walls, roof, floor or ceiling of the Building will be subject to Tenant's restoration obligations set forth in Section 2.6walls and floors). Tenant shall not use any of the Outside Common Areas for the storage of its materials, supplies, inventory or equipment and all such materials, supplies, inventory or equipment shall at all times be stored within the Leased Premises. Tenant shall not commit nor permit to be committed by any of its employees, agents, vendors, invitees, guests, permittees, assignees, sublessees, contractors, or subcontractors (the “Tenant Parties”), any waste in or about the Leased Premises, the Building, the Outside Areas Common Areas, the Property, or the PropertyProject.

Tenant shall not place any explosive, flammable or harmful fluids or other waste materials in the drainage systems of the Leased Premises, the Building, the Outside Areas or the Property. Tenant shall not drain or discharge any fluids in the landscaped areas or across the paved areas of the Property. Tenant shall not use any of the Outside Areas for the storage of its materials, supplies, inventory or equipment and all such materials, supplies, inventory or equipment shall at all times be stored within the Leased Premises. Tenant shall not commit nor permit to be committed any waste in or about the Leased Premises, the Building, the Outside Areas or the Property.

General Limitations On Use. Tenant shall not do or permit anything to be done in or about the Leased Premises, the Building, the Outside Areas Common Areas, the Property, or the Property Project which does or could (i) jeopardize the structural integrity of the Building or (ii) cause damage to any part of the Leased Premises, the Building, the Outside Areas Common Areas, the Property, or the PropertyProject. Tenant shall not operate any equipment within the Leased Premises which does or could (iA) injure, vibrate or shake the Leased Premises or the Building, (iiB) damage, damage or overload or impair the efficient operation of any electrical, plumbing, heating, ventilating or air conditioning and HVAC systems within or servicing the Leased Premises or the Building, or (iiiC) damage or impair the efficient operation of the sprinkler system (if any) within or servicing the Leased Premises or the Building. Tenant shall not (i) install any equipment or antennas on or make any penetrations of the exterior walls or roof of the Building Building, except to the extent specifically set forth in the Tenant Improvement Working Drawings approved by Landlord pursuant to Paragraph 2 of the Work Letter or (ii) as otherwise provided in Paragraph 4.14 below. Tenant shall not affix any equipment to or make any penetrations or cuts in the floorsfloor, ceiling ceiling, walls or walls roof of the Leased PremisesPremises except for standard office/r&d/lab attachments and penetrations (e.g., without Landlord's prior written consentfurniture/cubicle bracketing to walls and floors), which consent shall not be unreasonably withheld; provided, however, that it shall be reasonable for Landlord or except to withhold its consent if Tenant's proposed installations or penetrations impact the structural integrity of the Building. Any installations, penetrations or cuts in the interior or exterior walls, roof, floor or ceiling of the Building will be subject to Tenant's restoration obligations extent specifically set forth in Section 2.6the Tenant Improvement Working Drawings approved by Landlord pursuant to Paragraph 2 of the Work Letter. Tenant shall not use any of the Outside Common Areas for the storage of its materials, supplies, inventory or equipment and all such materials, supplies, inventory or equipment shall at all times be stored within the Leased Premises. Tenant shall not commit nor permit to be committed by any of its employees, agents, vendors, invitees, guests, permittees, assignees, sublessees, contractors, or subcontractors (the “Tenant Parties”), any waste in or about the Leased Premises, the Building, the Outside Areas Common Areas, the Property, or the PropertyProject.

Tenant shall not do or permit anything to be done by any Tenant Parties in or about the Leased Premises, the BuildingBuilding 4, the Outside Common Areas or the Property which does or could (i) jeopardize the structural integrity of the Building 4 or (ii) cause damage to any part of the Leased Premises, the BuildingBuilding 4, the Outside Common Areas or the Property. Tenant shall not operate any equipment within the Leased Premises which does or could (iA) injure, vibrate or shake the Leased Premises or the BuildingBuilding 4, (iiB) damage, overload or impair the efficient operation of any electrical, plumbing, heating, ventilating or air conditioning and HVAC systems within or servicing the Leased Premises or the BuildingBuilding 4, or (iiiC) damage or impair the efficient operation of the sprinkler system (if any) within or servicing the Leased Premises or the BuildingBuilding 4. Tenant shall not (i) install any equipment or antennas on or make any penetrations of the exterior walls or roof of the Building or (ii) except as provided in Paragraph 4.14 below. Tenant shall not affix any equipment to or make any penetrations or cuts in the floorsfloor, ceiling ceiling, walls or walls roof of the Leased Premises, without Landlord's prior written consent, which consent shall not be unreasonably withheld; provided, however, that it shall be reasonable for Landlord to withhold its consent if Tenant's proposed installations or penetrations impact the structural integrity of the Building. Any installations, penetrations or cuts in the interior or exterior walls, roof, floor or ceiling of the Building will be subject to Tenant's restoration obligations set forth in Section 2.6. Tenant shall not commit nor permit to be committed by any of its employees, agents, vendors, invitees, guests, permittees, assignees, sublessees, or contractors (the “Tenant Parties”), any waste in or about the Leased Premises, the BuildingBuilding 4, the Outside Common Areas or the Property.. General Limitations On Use. Tenant shall not (i) install any equipment or antennas on or make any penetrations of the exterior walls or roof of the Building or (ii) building, and Tenant shall not affix any equipment to or make any penetrations or cuts in the floorsfloor, ceiling ceiling, walls or walls roof of the Leased Premises. Notwithstanding the preceding sentence, without Landlord's prior written consent, which consent shall not be unreasonably withheld; provided, however, that it shall be reasonable for Landlord Tenant may make penetrations of the roof and exterior walls and place equipment upon the roof to withhold its consent if the extent such penetrations and equipment are reasonably required in connection with Tenant's proposed installation of hoods and equipment required for Tenant's laboratory operations and further provided that (i) Tenant delivers written notice to Landlord not less than five (5) business days prior to making any such penetrations or installations specifying the scope of work to be completed and the reasons for making any exterior penetrations, (ii) Tenant fully repairs any damage resulting from any penetration and restores the Building (including the roof and roof membrane) to a good and watertight condition, (iii) Tenant pays all costs incurred in connection with such work, (iv) such work and the improvements installed comply with all Laws and Private Restrictions (as defined herein), (v) any such equipment, antennae and other installations are not visible from the exterior of the Building, and (vi) no such penetration or penetrations impact installation adversely affects the structural integrity of the Building. Any installations, penetrations or cuts in the interior or exterior walls, roof, floor or ceiling of the Building will be subject to Tenant's restoration obligations set forth in Section 2.6. Tenant shall not place any loads upon the floors, walls, ceiling or roof systems which could endanger the structural integrity of the Building or damage its floors, foundations or supporting structural components. Tenant shall not place any explosive, flammable or harmful fluids or other waste materials in the drainage systems of the Leased Premises, the Building, the Outside Areas or the Property. Except for equipment located on a separate pad located outside the Building to be constructed at Tenant's sole cost (and shown on plans and specifications approved by Landlord as provided in the Work Letter), Tenant shall not use any of the Outside Areas for the storage of its materials, supplies, inventory or equipment and all such materials, supplies, inventory or equipment shall at all times be stored within the Leased Premises. Tenant shall not commit nor permit to be committed any and waste in or about the Leased Premises, the Building, the Outside Areas or the Property.

Landlord agrees that use of the Leased Premises consistent with the uses by Tenant as of the Effective Date of the Purchase Agreement do not violate any of the foregoing prohibitions. Subject to Section 6.5, Tenant shall not (i) install any equipment or antennas on or make any penetrations of the exterior walls or roof of the Building or (ii) Building, without the prior written consent of Landlord, which consent may be withheld in Landlord’s sole discretion. Tenant shall not operate any equipment within the Leased Premises which does or could (i) injure, vibrate or shake the Leased Premises or the Building, (ii) damage, overload or impair the efficient operation of any electrical, plumbing, heating, ventilating or air conditioning systems within or servicing the Leased Premises or the Building, Building or (iii) damage or impair the efficient operation of the sprinkler system (if any) within or servicing the Leased Premises or the Building. Any installations, penetrations or cuts in the interior or exterior walls, roof, floor or ceiling walls within the Leased Premises for purposes of the Building will be subject to Tenant's restoration obligations set forth in Section 2.6installing typical office equipment and furniture. Tenant shall not place any loads upon the floors, walls, ceiling or roof systems which could endanger the structural integrity of the Building or damage its floors, foundations or supporting structural components. Tenant shall not commit nor permit to be committed by any of its employees, agents, invitees, guests, permittees, assignees, sublessees, or contractors (the “Tenant Parties”), any waste in or about the Leased Premises, the Building, the Outside Areas Common Areas, the Property, or the PropertyProject.

Tenant shall not affix any equipment to or make any penetrations or cuts in the floorsfloor, ceiling ceiling, walls or walls roof of the Leased Premises, without Landlord's prior written consent, which consent shall not be unreasonably withheld; provided, however, that it shall be reasonable for Landlord to withhold its consent if Tenant's proposed installations or penetrations impact the structural integrity of the Building. Any installations, penetrations or cuts in the interior or exterior walls, roof, floor or ceiling of the Building will be subject to Tenant's restoration obligations set forth in Section 2.6. Tenant shall not place any loads upon the floors, walls, ceiling or roof systems which could endanger the structural integrity of the Building or damage its floors, foundations or supporting structural components. Tenant shall not place any explosive, flammable or harmful fluids or other waste materials in the drainage systems of the Leased Premises, the Building, the Outside Common Areas or the Property. Tenant shall not drain or discharge any fluids in the landscaped areas or across the paved areas of the Property. Tenant shall not use any of the Outside Common Areas for the storage of its materials, supplies, inventory or equipment and all such materials, supplies, inventory or equipment shall at all times be stored within the Leased Premises. Tenant shall not commit nor permit to be committed any waste in or about the Leased Premises, the Building, the Outside Common Areas or the Property.

General Limitations On Use. Tenant shall not do or permit anything to be done in or about the Leased Premises, the Building, the Outside Areas Areas, the Property, or the Property Project which does or could (i) jeopardize the structural integrity of the Building or (ii) cause damage to any part of the Leased Premises, the Building, the Outside Areas Areas, the Property, or the PropertyProject. Tenant shall not operate any equipment within the Leased Premises which does or could (i) injure, vibrate or shake the Leased Premises or the Building, (ii) damage, overload or impair the efficient operation of any electrical, plumbing, heating, ventilating or air conditioning systems within or servicing the Leased Premises or the Building, or (iii) damage or impair the efficient operation of the sprinkler system (if any) within or servicing the Leased Premises or the Building. Tenant shall not commit nor permit to be committed any waste in or about the Leased Premises, the Building, the Outside Areas or the Property.times

Tenant shall not (i) install any equipment or antennas on or make any penetrations of the exterior walls or roof of the Building or (ii) Building. Tenant shall not affix any equipment to or make any penetrations or cuts in the floors, floor or ceiling or walls of the Leased Premises, without Landlord's prior written consentexcept for bolts, which consent shall tie-downs or similar attachment devices so long as the use thereof does not be unreasonably withheld; provided, however, that it shall be reasonable for Landlord to withhold its consent if Tenant's proposed installations or penetrations impact affect the structural components or integrity of the Building. Any installations, penetrations or cuts in including without limitation, the interior or exterior walls, roof, floor or ceiling structural elements and integrity of the Building will be subject to Tenant's restoration obligations set forth in Section 2.6floors and foundation of the Building. Tenant shall not place any loads upon the floors, walls, ceiling or roof systems which could endanger the structural integrity of the Building or damage its floors, foundations or supporting structural components. Tenant shall not place any explosive, flammable or harmful fluids or other waste materials including Hazardous Materials in the drainage systems of the Leased Premises, the Building, the Outside Areas or the Property. Tenant shall not use any of the Outside Areas for the storage of its materials, supplies, inventory or equipment and all such materials, supplies, inventory or equipment shall at all times be stored within the Leased Premises. Notwithstanding anything to the contrary contained herein, Tenant shall at all times comply, at its sole cost and expense, with the terms and conditions of the Private Restrictions relating to the use and occupancy of the Leased Premises, the Building, Outside Areas and the Property.

Tenant shall not do or permit anything to be done in or about the Leased Premises, the Building, the Outside Common Areas or the Property Project which does or could (i) interfere with the rights of other tenants or occupants of the Building or the Project, (ii) jeopardize the structural integrity of the Building or (iiiii) cause damage to any part of the Leased Premises, the Building, the Outside Areas Building or the PropertyProject. Tenant shall not operate any equipment within the Leased Premises which does or could (i) injure, vibrate or shake the Leased Premises or the Building, (ii) damage, overload or impair the efficient operation of any electrical, plumbing, heating, ventilating or air conditioning systems within or servicing the Leased Premises or the Building, Building or (iii) damage or impair the efficient operation of the sprinkler system (if any) within or servicing the Leased Premises or the Building.
