Common use of FIRE PREVENTION SYSTEMS Clause in Contracts

FIRE PREVENTION SYSTEMS. On the Lease Commencement Date, the Premises shall be served by a fire prevention system approved by governmental authority. Following the Lease Commencement Date, the Tenant shall be responsible for the cost of any change, modification or alteration to the existing sprinkler system or the installation of any new sprinkler system together with the cost of new or additional fire extinguishers, a new, additional or retro-fitted sprinkler system, the existing sprinkler system and/or fire detection system which may now or hereafter be required If any law, regulation, or order or if any bureau, department, or official of the Federal, State, and/or Municipal Governments shall require or recommend the installation of fire extinguishers, a “sprinkler system,” fire detection and prevention equipment (including, but not limited to, smoke detectors and heat sensors), or any changes, modifications, alterations, or the installation of additional sprinkler heads or other equipment for any existing sprinkler system, fire extinguishing system, and/or fire detection system, specifically attributable to Tenant’s use of the Premises or Alterations performed by Tenant. The Landlord may elect to perform the work and charge the cost thereof to Tenant as Overhead Rent. The Tenant shall pay to Landlord the full cost of such work within fifteen (15) days after Landlord has presented invoices and/or paid receipts for the same. If the Landlord does not elect to perform such work, the Tenant shall immediately proceed, at its sole cost, to perform the work.
