EXTRA ELECTRICAL OUTLETS, ETC. The installation of additional electric, water, telephone and/or teletype connections in the Leased Premises shall be for the account and expense of the LESSEE and may be made only after obtaining the written consent and approval of the LESSOR. Uniform standard electric fixtures found in the Leased Premises at the commencement of the lease have been supplied by the LESSOR; thereafter. any replacement thereof shall be at the expense of the LESSEE and with the prior written consent of the LESSOR which consent shall not be unreasonably withheld, conditioned or delayed.
